2. Reduced Retaining Wall Length: Following discussions with neighbor Mr.
Bettencourt, a reduction of 34 feet has been agreed upon for the property
wall. The remaining wall will incorporate drainage to prevent standing
water.
3. Percolation Testing: Percolation test results have been submitted to the
Commission.
4. Increased Pervious Surfaces: All driveways and walkways will be
constructed from pervious materials. Additionally, all existing impervious
areas will be removed and replaced with pervious materials.
To address drainage concerns, Mr. Dibb proposed the installation of a bioretention area at the
northwest comer of the lot.
COMMISSIONERS COMMENTS
Mr. Colombo expressed concern about the adequacy of the proposed shallow profile
drywells in handling all projected roof runoff. He inquired if there's any information regarding
the limitations of the system during specific storm events. Mr. Dibb confirmed the use of two
drywells, one with six chambers and another with two. He acknowledged that currently,no
analysis has been conducted to assess the system's performance during specific storm events.
AGENT COMMENTS
Mr. Kent sought clarification on the wall. He wanted to know if it existed or would be
newly built and what information was needed from Mr. Bettencourt. It was confirmed that the
wall currently does not exist. Additionally, Mr. Kent inquired about the status of the septic
system permitting, particularly regarding the request to raise the system as per the original
approval. Mr. Dibb expressed confidence that the Board of Health would approve the request. He
confirmed that the building permit had already been obtained, but Mr. Kent requested
verification of this approval. Further discussion followed on this topic. This revision clarifies the
purpose of Mr. Kent's questions and improves the flow of information.
The Agent recommends the Commissioners to deliberate.
PUBLIC COMMENTS
The applicant's neighbor, Mr. Bettencourt, supports the project.
Motion made by Mr. Cook to close and issue including the approval of the waiver per
Regulation 25-C-7-C and the project as proposed. This will include the condition of a drainage
calculation to be provided. Motion seconded by Ms. Thornbrugh. No further discussion.
• Roll Call: Ms. Thornbrugh (Yes), Mr. Cook (Yes), Ms. Godfrey (Yes),
Ms. Clapprood (Yes) and Mr. Colombo (Yes).
16
