The wetland and <br /> Great River are situated within a velocity flood zone at elevation 13, as well as in an area of <br /> moderate wave action. The dwelling is positioned in an AE flood zone at elevation 12. It is noted <br /> that the gravel driveway and septic will require no clearing, but one tree will need to be cut for <br /> the construction of a garage. The proposed garage will be 559 square feet, and the existing 169- <br /> square-foot shed will be removed, along with 669 square feet of the existing driveway. These <br /> areas will be replanted with shrubs as outlined in the mitigation plan. Both the addition and slab <br /> will be at grade, with the garage entrance at an elevation of 7-7.2. A one-foot fill is proposed at <br /> the rear. The foundation will include flood vents, and the existing bedroom located at the <br /> northeast corner of the dwelling will be converted to a mudroom, while a new bedroom will be <br /> constructed on the second floor of the garage. It is stated that there will be no change to the <br /> septic system as the bedroom count remains the same. The nitrogen loading concentration is at <br /> 16.5 mg, which is under the 19 mg limit.
