COMMISSIONERS COMMENTS <br /> • Q: Is the cleared area on the town land proposed to be filled in with planting? <br /> o A: Yes <br /> PUBLIC COMMENTS <br /> There are no public comments. <br /> AGENT COMMENTS <br /> The project meets performance standards for BVW/saltmarsh with no impacts and no <br /> encroachment closer to the wetland edge. The proposed work is within previously/legally altered <br /> areas without removal of native vegetation, except for the removal of the invasive Bradford Pear <br /> Tree. Nitrogen loading calculations (16.53 ppm) meet the threshold under Regulation 30, with a <br /> 2:1 mitigation proposed to offset garage frontage. The modified driveway will have abandoned <br /> portions mitigated with native plantings, and both existing and proposed driveways are pervious. <br /> There will be no increase in the number of bedrooms,just an interior reconfiguration to existing <br /> bedrooms. The existing home is 2,106 sq ft, and the proposed with attached garage is 2,502 sq ft <br /> with the removal of two existing sheds (196 sq ft), resulting in a total net sq ft increase of 396 sq <br /> ft. The proposed garage will have flood vents, meeting building code standards for AE flood <br /> zone. <br /> The Agent recommends close and issue with the following conditions: <br /> - Working with staff to determine the plantings for the revegetating of the areas on town <br /> land, Reg.30-lawn standards and the submission of a signed two-year mitigation <br /> monitoring contract with a qualified professional prior to commencement of any work <br /> and signing off of building permit when the time comes. <br /> ➢ Board of Health: Property is restricted to three (3) bedrooms previously permitted by the <br /> BOH with the existing conventional system. The addition of any habitable space that <br /> meets the bedroom definition would be considered an increase in flow and require a <br /> septic upgrade and full compliance with the BOH I/A Septic Systems Regulation. <br /> Existing and proposed floor plans to be reviewed upon submission to the Building Dept. <br /> Setbacks from tank and SAS must be maintained, or a variance requested. Access to <br /> septic components must be maintained. Note the location of the septic system and restrict <br /> equipment/vehicle traffic over non-load bearing (H-10) components. <br /> ➢ Building: ZBA hearing on July 24, 2024. <br /> Motion made by Mr. Cook to close and issue with the conditions recommended by the <br /> Conservation Agent.
