Town of Mashpee <br /> . � 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> FINDING-2024-05 <br /> Owners, Robert Paquette and Doc.: 1353641 <br /> Marcia Paquette Ctf: 217179 <br /> 84 Uncle Edwards Road <br /> Map 117 Parcel 209 <br /> Mashpee,MA 02649 <br /> A Petition was filed on November 22, 2023 by Petitioner, Cotuit Bay Design, LLC requesting a <br /> Written Finding under§174-17 of the Zoning Bylaws to allow for construction of a proposed deck <br /> and an addition on a pre-existing, nonconforming dwelling on property containing 6,500 sq. ft. of <br /> land area, and 65 ft. of frontage located in R-3 and the Popponesset Overlay District, Map 117, <br /> Parcel 209, at 84 Uncle Edwards Road, Mashpee, MA (Owners of record: Robert Paquette and <br /> Marcia Paquette). <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. <br /> Notice was given by publication in The Mashpee Enterprise, a newspaper of general circulation in <br /> the Town of Mashpee, on January 5,2024 and January 12,2024 a copy of which is attached hereto <br /> and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br /> Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee Zoning By-laws. <br /> A Public Hearing was held on this Petition at the Mashpee Town Hall on Wednesday, January 24, <br /> 2024, at which time the following members of the Board of Appeals were present and acting <br /> throughout; Chairman, Ronald Bonvie, Board Members, Sharon Sangeleer, William A. Blaisdell, <br /> Jonathan Furbush, and Scott Goldstein. Also present was David Morris, Building Commissioner. <br /> Mr. Steve Cook, Cotuit Bay Design represented Robert and Marcia Paquette seeking a Written <br /> Finding of their pre-existing, nonconforming ranch style home. The project consists of a small <br /> addition located on the south side of the dwelling, and includes expanding the deck across the rear <br /> past the bulk head which increases the lot coverage to 20.66%. The house currently has a crawl <br /> space, and the project will include lifting the house and creating a full basement with living space. <br /> The Building Commissioner referred this project to the Board because the foundation is 10.1 ft. <br /> within the 15 ft. requirement on the east lot line. The house footprint is not changing. <br /> Chairman Bonvie polled the Board for questions/comments. <br /> I <br />
