3. ADDointment to Communitv Preservation Committee: Ms. Allen moved to appoint <br /> Richard Klein as the Community Preservation Committee liaison, seconded by Mr. <br /> Shackett. Motion carried. 5-Ayes, 0-Nays. <br /> 4. Approval of Previous Meeting's Minutes: Ms. Allen entertained a motion to approve <br /> the general session minutes of May 9, 2024. Ms. Meizinger moved to approve the <br /> minutes of the May 9, 2024, meeting, seconded by Mr. Shackett. Motion carried. 5- <br /> Ayes, 0-Nays. Ms.Meizinger moved to approve and hold the minutes of the Executive <br /> Session meeting of May 9, 2024, seconded by Mr. Klein. Motion carried. 5-Ayes, 0- <br /> Nays. Ms. LeClair moved to approve the minutes of the Special Session/Event of June <br /> 3, 2024, seconded by Mr. Shackett. Motion carried. 5-Ayes, 0-Nays. <br /> 5. Treasurer's Report& Warrants: Ms. Conn reviewed the financials for April 2024, and <br /> May 2024 concentrating on the May report the current reserve levels are at 36.63%slightly <br /> above the required 35%, the Management Program reserves were at 5.93% the Housing <br /> Authority is still trying to grow the management program, the MRVP reserves were at <br /> 0.96%. Ms. Conn reviewed the extraordinary maintenance and non-capitalized equipment <br /> budget vs. actual, both line items are expected to be slightly over budget by year-end. The <br /> reserve levels could dip below the 35%requirement by year-end due to a few emergencies. <br /> Other expenses throughout the budget have been reduced so the reserve level may come in <br /> just at the 35%threshold. Some of the upcoming extraordinary maintenance items will be <br /> billed back as tenant damages. Mr. Klein moved to approve the April 2024, and May <br /> 2024 financials as reviewed, seconded by Ms. Meizinger. Motion carried. 5-Ayes, 0- <br /> Nays. Ms. Conn then reviewed May 2024 warrants, extraordinary expenditures were the <br /> annual workers compensation insurance renewal, and quarterly group insurance. Other <br /> expenditures discussed were for the Capital Projects. E.A. Fish Asher's Path extraordinary <br /> expenses were the 2023 year-end distributions to the pdf loan, and the management agent. <br /> Great Cove Community extraordinary expenses were quarterly insurance and P.I.L.O.T. <br /> (taxes) to the To of Mashpee. Ms. Meizinger moved to approve the May 2024 <br /> Warrants as reviewed, seconded by Mr. Shackett. Motion carried. 5-Ayes, 0-Nays. <br /> 6. Executive Director's Report & Updates: Ms. Conn reported that there are four residents <br /> with late rents, with two from Breezy Acres, and two from Homeyer Village, staff is <br /> collecting, two of the are in court proceedings. There is one vacancy at Homeyer, the <br /> family member lives far are and has indicated that she may not fly out to clear out the <br /> apartment. Ms. Allen mentioned contacting the sheriff's office as they used to turnover <br /> vacancies for Housing Authorities,Ms.Conn will explore the program.Ms. Conn reviewed <br /> the progress of the Breezy Acres Building Envelope project#172052. The roof,rear doors, <br /> and windows are 100% complete, and the siding and trim is 75% complete. She then <br /> presented Change Order (C/O) #1 in the amount of $16,011.19 for the replacement of <br /> spigots, sheathing and rough framing repairs to buildings thirteen & fifteen, and sheathing <br /> repairs and shower plumbing repairs to building eleven. Ms. LeClair moved to approve <br /> C/O #1 in tea of $16,011.19 as presented, seconded by Mr. Klein. Motion <br /> carried. 5-Ayes, 0-Nays. Ms. Conn reviewed the project budget update and discussed the <br /> Ad in Fees; Housing Authorities are eligible for 10% of the construction costs as Ad min <br /> Fees. Project 172052 would be eligible for $49,000.00, but Ms. Conn recommends <br />
