MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEMBER 25, 2024 <br /> The homeowners are seeping to make some additions that will allow them to make this there <br /> primary residence. They both work from home, and are proposing a modest second floor addition <br /> to include a home office space.In addition,they are seeping to reconfigure the existing deck which <br /> will largely be in the same space as the existing deck. The proposed will not create any new non- <br /> conformities or impact any existing non-conformities. Attorney Klauer concluded stating that a <br /> new Fast IA Septic System will be installed, and the project was approved by the Conservation <br /> Commission. The proposed projects is not substantially more detrimental than what currently <br /> exists, and meets the requirements under §174-17. <br /> Mr. Reidy read the Board of Health comments dated September 23, 2024 into the record; "New <br /> design is 3 bedrooms down stair and 2 upstairs, new septic with Fast IIA technology designed for <br /> 5 bedroom. Septic plans must be submitted to Health Department for final approval when Building <br /> Permit is applied for. <br /> Mr. Reidy read the Conservation Department comments dated September 13,2024 into the record; <br /> "Resource Areas:Land Subject to Coastal Storm Flowage(LSCSF)".RDA application received a negative <br /> determination with a 4:1 vote with the following conditions: <br /> • Record determination at Barnstable Registry of Deeds <br /> • Micro clover lawn installed <br /> • Impacts to trees mitigated with a native variety if damage/alteration occurs <br /> • Erosion control installed until completion of construction <br /> Chairman Bonvie disclosed that he has worked with the Architect in the past, but will not affect <br /> his ability to make a decision. He confirmed that the project will not create any new <br /> nonconformities or expanding any existing. Mr. Klauer said that is correct; there is no impact on <br /> any pre-existing nonconformities, and the lot coverage is under the allowed 30%. The flood zone <br /> criteria is zero under both calculations, and will increase to .6% under the old calculation. There <br /> is a slight expansion of the balcony over the rear deck. <br /> Mr. Morris asked what the renovations involved in the existing dwelling. The renovation includes <br /> the second floor, and a stairway. Mr. Morris said he doesn't see any new nonconformities. <br /> There were no comments from the audience, and no more comments from the Board. <br /> Chairman Bonvie asked for a motion to close the public hearing. Ms. Sangeleer, so moved and <br /> second. All were in favor. <br /> 2 <br />
