Chairman, <br /> Ronald Bonvie, Board Members, Sharon Sangeleer, William Blaisdell, Jonathan Furbush, Scott <br /> Goldstein, and Associate Members, George Ganzenmuller, and Charles Reidy, Mike Milbury, and <br /> Marius Dehelean were present. Also present was Building Commissioner, David Morris. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the hearings were being <br /> televised live on Mashpee TV. He will take comments after each hearing. <br /> CONTINUED HEARINGS <br /> 2 Ned Besse Road: Owner, Peter W. Salenius, Trustee of the Salenius Realty Trust requests a <br /> Special Permit under §174-17.1 and §174-33 of the Zoning Bylaws to raze a pre-existing, <br /> nonconforming single-family dwelling and replace it with a new single-family dwelling on <br /> property located in an R5 Zoning District, Map 21, Parcel 2, Mashpee, MA. (Continued from <br /> September 25, 2024 hearings at the request of the applicant). <br /> Attorney Christopher Kirrane represented the homeowner who is requesting a Special Permit to <br /> raze and replace his pre-existing, nonconforming single family dwelling. The property is located <br /> within the R-3 Zoning District and requires a minimum lot size of 40,000 sq. ft.,minimum frontage <br /> of 150 ft., 40 ft. front yard setback, 15 ft. side and rear yard setbacks, 20% lot coverage, and 50 ft. <br /> setback from wetlands. <br /> The abutters believe that the calculations are incorrect, but either way it is a nonconforming lot <br /> irrespective of the calculations. The total lot area is 4,800 sq. ft.,it has 75 ft.of frontage,the setback <br /> from the pond and inland bank is 50 ft., the north side yard setback is 9.9 ft., and the south side <br /> yard setback is 8.6 ft. all which are nonconforming conditions. <br /> The lot coverage is under the 20%requirement, and will decrease. The proposed structure will be <br /> further away from the resource area, and will be building code compliant. The north side setback <br /> will become conforming from 9.9 ft.to 15.9 ft.,and the south side setback will become conforming <br /> from 8.6 ft. to 18 ft., and eliminates the nonconforming condition. This project has been approved <br /> by the Conservation Commission. <br /> 1 <br />
