Mannarino Ctf.: 194850 <br /> 112 Waterline Drive South <br /> Map 124, Parcel 245 <br /> Mashpee, MA 02649 <br /> A Petition was filed on April 9,2024 by Owners, Stephen and Tina Mannarino requesting a Written <br /> Finding under §174-17 of the Zoning Bylaws to allow for construction of a second floor addition <br /> to a pre-existing, non-conforming single-family dwelling on property located in an R-3 Zoning <br /> District and Little Neck Bay Cluster Sub-division, at 112 Waterline Drive South, Map 125,Parcel <br /> 145,Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. <br /> Notice was given by publication in The Mashpee Enterprise,a newspaper of general circulation in <br /> the Town of Mashpee, on April 26, 2024 and May 3, 2024 a copy of which is attached hereto and <br /> made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br /> Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday,May 22,2024 <br /> at which time the following members of the Board of Appeals were present and acting throughout; <br /> Chairman, Ronald Bonvie, Board Members, Sharon Sangeleer, Jonathan Furbush, and Scott <br /> Goldstein. Associate Member, George Ganzenmuller. <br /> Mr. Mannarino presented his petition for a Written Finding of a proposed second floor addition to <br /> a pre-existing, non-conforming dwelling. The structure will remain in the existing footprint, <br /> therefore the setbacks will not change, and will not create any new non-conformities. The <br /> Conservation Commission and Board of Health have approved a new four bedroom I/A system. <br /> There will be four new roof dry wells installed, and all the downspouts will be connected. The <br /> structural engineer has inspected the existing footings, foundation walls,and existing structure and <br /> has found them adequate to support the additional load. The ARC has reviewed and approved the <br /> plans and believes it fits well in the existing neighborhood. <br /> 1 <br />
