MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> Owners, Stephen Mannarino and Tina C. Mannarino <br /> 112 Waterline Drive South, Map 125, Parcel 245 <br /> Mashpee, MA 02649 <br /> FINDING-2024-19 <br /> GENERAL FINDINGS <br /> The Board of Health and Conservation Department comments were read into the record; "Need <br /> septic design for 4 bedrooms, with IIA technology. " Conservation Department comments; "The <br /> commission approved this project at their February 1 Sth, 2024 public meeting subject to conditions <br /> of lawn standards under Regulation 31 (Nitrogen Loading and Lawn Standards). Any <br /> reestablished lawn areas must comply with regulatory standards under Reg. 31." <br /> Mr. Bonvie commented that the plans will be reviewed by the Building Commissioner to confirm <br /> that the project will remain within the same footprint.Mr.Bonvie agreed that the site will improve. <br /> Mr. Mannarino stated that the Conservation Commission asked that a section of the patio be <br /> removed because it is encroaching on the abutting property. There will be drywells installed and <br /> all the downspouts will be connected. <br /> Mr. Furbush wanted to know if the lanai will be enclosed. Mr. Mannarino stated that there will be <br /> a foundation installed and it will be enclosed. <br /> Mr. Goldstein questioned the bedroom count depicting a "game room/ storage" on the building <br /> plan, and that the Board of Health will review during the permitting process, but is not a zoning <br /> issue. <br /> Mr. Morris stated he reviewed the engineer's assessment of the foundation and pointed out that <br /> the full basement is subject to the 50% rule. There's no guarantee that the permit will be issued <br /> until determined if it's 50% or not. The Board should not be concerned because it's a building <br /> code issue. <br /> The subject property located at 112 Waterline Drive South has 15,000 sq. ft. of land. The subject <br /> lot is located within the Little Neck Bay Cluster subdivision. The minimum dimensional <br /> requirements in this subdivision are as follows: <br /> Minimum Lot Size— 15,000 square feet <br /> Minimum Frontage—75 feet <br /> Minimum Front Yard Setback—30 feet <br /> Minimum Rear and Side Yard Setbacks— 15 feet <br /> Maximum Lot Coverage—30 feet <br /> There were no abutters present. <br /> 2 <br />
