MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> NOVEMBER 9,2022 <br /> OTHER BUSINESS <br /> Mashpee Commons Limited Partnership(MCLP),and Jobs Whiting Trust(JWT)request approval <br /> of the Final Site Plans for sub-phases 1 B, 1 C, and 1 D of the buildout of Phase 1. In accordance <br /> with Section IV: Decision&Conditions of the Chapter 40B Comprehensive Permit.Vote required. <br /> Sitting on this hearing are the four regular Board members and Ms. Sangeleer. <br /> Chairman Furbush introduced Mr. Ed Pesce, Pesce Engineering who is representing the Town <br /> regarding the Mashpee Commons Project. <br /> Mr. Tom Feronti represented Mashpee Commons and Jobs Whiting Trust to review the phase <br /> approval of 1 B through 1 D. Also present was Jack Dolly with Northland Residential, Brian <br /> Kuchar, with Horsley Witten, Attorney Peter Freeman, Jeremy Lake with Union Studio, and Sara <br /> Chace with Mashpee Commons. Mr. Feronti provided the Board with the packet of information <br /> that includes, architectural plans, civil plans, and background information on what is being <br /> proposed. He put together a brief presentation to touch on the highlights submitted for the Board's <br /> approval. <br /> Mr. Feronti provided a color rendering of the Job's neighborhood of the Comprehensive Permit. <br /> Phase 1 is separated into four sub-phases; 1 A, 1 B, 1 C, and 1 D. Section 1 A was advanced back in <br /> 2014, 2015, and 2016, and there are three remaining sub-phases of Phase 1. <br /> The building layouts on the site plan were slightly adjusted to reflect the Phase 1A area to show <br /> what has been done and what is being proposed. The yellow highlight on the plan is Phase IA, and <br /> everything in blue is what is being discussed. Within Phase IA there were 8 buildings; 52 units <br /> and about 14,000 sq. ft. of commercial space. Four of those 8 buildings have already been <br /> constructed,and 32 units,and 8,100 sq.ft.commercial space are occupied.There are four buildings <br /> left to complete Phase 1 A moving into the remaining sub-phases. <br /> There are 26 buildings shown on the site plan that was presented to the Board back in July, 2022, <br /> as opposed to the 33 buildings prior that was revised on the layout. There are still 127 units in the <br /> three (3) sub-phases. There are six (6) different building types out of those twenty six (26) <br /> buildings. There are 2, 4, 6, or 7 units within those buildings. Some are studios, one bedrooms, <br /> two bedrooms, and three bedrooms. <br /> Mr. Feronti also provided the building designs, elevations, floor plans, and architectural plans that <br /> are part of the original Comprehensive Permit. There are five (5) blocks identified out of the 127 <br /> units with multiple unit and bedroom types. For example;there are 15 studio units proposed and 4 <br /> of those units will be affordable; 64 one-bedrooms proposed, and 16 will be affordable. The chart <br /> included in the presentation breaks out the blocks and units. There are 127 units included in 1 B <br /> through 1D, 32 are affordable. There is 5%two accessible units. <br /> 13 <br />
