MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> OCTOBER 12,2022 <br /> Attorney Christopher Iirrane represented the application for the Special Permit request of a 9,920 <br /> sq. ft. Morton style building. The property consists of approximately 90,3 82 sq. ft. and has 291 ft. <br /> of frontage along Echo Road. The proposal meets all zoning requirements. The request for the uses <br /> would be for contractor bays, wholesale storage in a roofed structure, and storage space. There is <br /> no retail business requested. There are three bays being constructed,but if the use changes it would <br /> require an application in front of the Board. Also present at the meeting was Joao Junqueira and <br /> Roger Brooks with Capewide Engineer. <br /> The Attorney mentioned that there is a request to park in the front of the building to allow for the <br /> loading zone situation. They are asking the Board to waive the landscape ratio to provide better <br /> parking. The project has been to both Design and Plan Review committees. <br /> Mr. Bonvie read the Plan Review recommendations into the record; <br /> ■ Trash and recycling dumpsters shall be provided on an impervious surface with <br /> enclosure. <br /> • Fire connections to be provided per Fire Department requirements. <br /> • Knox Box <br /> • All storm water runoff shall remain onsite. <br /> The Board would like peer review for future applications because there is a need for engineering <br /> comments and knowledge of storm water drainage, etc., but the Board agreed to move this <br /> application forward. <br /> Ms. Sangeleer read the comments from Board of Health and Conservation Departments.No issues. <br /> There were no comments from the audience. There were no more comments from the Board. <br /> Mr. Bonvie made a motion that the Board issue a Special Permit to Petitioner,Mac Davis Flooring <br /> under §174-24 (C); §174-25 (G) (14); §174-25 (G) (6), (9); §174-45.6 (D); §174-37 and §174-41 <br /> (M)of the Zoning Bylaws to allow for construction of a 9,920 sq.ft.metal building with contractor <br /> bays for its flooring business on property located in an I-1 and Light Overlay Districts, Map 19 <br /> Parcel 3-3, Mashpee, MA (Owner of Record: Pamela M. Gangemi, Trustee of the 81 Echo Road <br /> Realty Trust) with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit <br /> under Mass General Law 40A Section 9. <br /> 16 <br />
