Conditioned on the Plan Review Committee recommendations which .include trash <br /> recycling dumpsters, fire connections, Knox Box, and storm water runoff to remain onsite. <br /> Mr. Gould seconded, yes, <br /> Mr. Ganzenmuller, yes, <br /> Mr. Goldstein, yes, <br /> Mr. Bonvie, yes, <br /> Mr. Blaisdell, yes <br /> All were in favor to issue a Special Permit. <br /> 83 lied Brook Road*, owner, Jordan Keliinui requests a Special Permit under §174-17.1 of the <br /> Zoning Bylaws to raze a non-conforming single family residential structure and replace it with a <br /> new two bedroom structure; and a detached accessory dwelling unit(ADU) on property located in <br /> an R-3 Zoning District, Map 104 Parcel 4, Mashpee, MA. <br /> Attorney Rob Mills represented the application. Also present was Trish I eliinui. The project is for <br /> a rage and replace of a single family home on a non-conforming lot. The current home is in disrepair <br /> and is non-conforming because of the location on the lot, the add shape of the lot, and the fact it <br /> lacks frontage.The proposal is to construct a new code compliant single family home,and a detached <br /> accessory dwelling unit (ADU). Currently, the only access to the existing home is a 10 ft. wide <br /> easement that runs between two abutting properties. The project has been approved by the Board of <br /> Health and Conservation. There were comments submitted by the Fire Department that indicated a <br /> requcst for variance relief, but there is no variance requests. The application is for a Special Permit. <br /> Attorney Mills submitted his response to the requirements submitted by the Fire Department. <br /> The Board had a discussion whether the property was abandoned.Mr.Bonvie believes that the house <br /> would have to have been abandoned by a Zoning official. <br /> Mr. Morris said he had a discussion with the Town planner regarding the easement. He mentioned <br /> that the access is 150 ft. from the furthest building. The as-built plan can be marred indicating the <br /> 150 ft., and then physically mark that for the fire department access so it can be visually inspected <br /> with the fire department before the certificate is issued. <br /> 17 <br />
