Conditioned on all comments and read into the record from the hearing dated September <br /> 28, 2022 and this hearing, October 12, 2022. <br /> Mr. Gould, seconded, yes <br /> Mr. Ganzenmuller, yes <br /> Ms. Sangeleer, yes, <br /> Mr. Bonvie, yes <br /> Mr. Blaisdell, yes. <br /> All were in favor to issue a Special Permit. <br /> 502 Merin Street: Petitioner, WCR, Inc. d/b/a NAPA Auto Parts Cape Cod requests a Special <br /> Permit under §174-25 E(12)and §174-25 G(6)of the Zoning Bylaws to allow for a change of use <br /> to operate a NAPA Auto Parts Store on property located in a C-3 Zoning District and Light <br /> Industrial Overlay District, Map 27 Parcel 157, Mashpee, MA. owner of Record: The 502 Main <br /> Street LLC. (Continuedfrom September 28, 2022 hearings at the request of the Attorne�). <br /> Attorney Iirrane represented the application. Also present was Dill Drinan, with papa Auto, and <br /> a representative from Down Cape Engineering. At the last meeting, the hearing was not opened <br /> because the Attorney was waiting for a revised site plan to include the loading zones,parking, and <br /> dumpster locations. This property is a six (6) acre lot, and will comply under §174-25 E (12)for a <br /> retail establishment,and §174-25 0(6). There are no changes to the footprint of the existing 9,960 <br /> sq. ft. building; all the changes are interior except there will be an exterior garage door built for <br /> the loading zone. There are thirty (32) parking spaces, including two (2) handicap spaces. The <br /> Attorney also provided a turning radius entrance and exit sketch plan. These were the <br /> recommendations that were mentioned at the Plan Review meeting. The Design Review committee <br /> asked if there will be any signage. There is an existing sign that will be utilized. The Attorney <br /> confirmed that this business use is appropriate in the C-3 Zoning District, and will not cause any <br /> nuisance with traffic congestion, and is in the same proximity of other businesses in this area. <br /> Mr. Bonvie wanted to know what is existing and what is being built, i.e., regarding drainage, <br /> parking, and 6"water service. <br /> Attorney Iirrane said that the building is existing and will be adding a garage door. <br /> Mr. Bill Drinan, with Napa Auto said an 8" water main was installed three weeks ago for the <br /> sprinkler service throughout the building. <br />
