MASHPEE ZONING BOARD OF APPEALS <br /> JANUARY 13,2016 <br /> MINUTES <br /> Mr. Furbush read the Inspection Department comments into the record; "The area is zoned <br /> R3 and is in the Popponesset Overlay District and is also in the Pre-contact Archaeology <br /> Sensitivity area—listed as"Moderate Sensitivity".The applicant is seeking a Written Finding <br /> under Article V §174-17 regarding a detennination from the Board if the removal of the <br /> existing home and replacing it with a new single family home would increase the non- <br /> conforming nature of the home. <br /> Mr. Furbush read the Board of Health comments into the record; "The proposed floor plans <br /> have been reviewed and are acceptable for three bedrooms. The septic tank is proposed to be <br /> replaced with a variance that still makes the septic in more compliance than before. The <br /> leaching facility is to be inspected prior to building pen-nit issuance.The demolition checklist <br /> will be required to be completed and submitted prior to demo permit issuance." <br /> Mr. Blaisdell made a motion to approve the project with the following conditions; <br /> 1. All <br /> were in favor of the raze and replace project. <br /> OTHER BUSINESS <br /> 58 Echo Road-Lou and Anne Seminara to address minor modifications to existing permit. <br /> Mr. Mendoza explained to the Board and audience that there was a meeting at Town Hall <br /> with the owners to discuss the building project issues regarding the paving and stripping at <br /> the site. The owners posted a bond to the Town. Mr. Mendoza explained that he was not <br /> given any leeway to let the owners know if they could complete a portion of the project, and <br /> to follow the approval process. <br /> 5 <br />
