68E Nicoletta’s Way <br />Jack G. Carter, Jr. <br />Use of contractor trade bay <br />Specializing in antique used vehicle retail sale <br /> <br />Jack Carter appeared. <br /> <br /> He has antique cars and would like to do as hobby-type business. <br /> ZBA said no more than 6 cars inside; no outdoor display. <br /> Site will be used basically for storage; there will be no signage. <br /> Mail will go to his residence. <br /> He chose this location because it’s sprinkled; heated; and de-humidified. <br /> Tom Fudala noted that no auto sales allowed in Industrial Zone unless Planning Board issues <br />a Special Permit. <br /> Ronnie Warden said Board of Health stipulation that no auto repair to be done at that site. <br /> Joel Clifford stated the fire protection engineer signed off on the sprinkler system but never <br />tested. Jack Carter said they just had it done about a month ago and he will send Joel the <br />paperwork. <br /> <br />Motion: Joyce Mason motioned Plan Review to approve Mr. Carter’s request; Catherine Laurent <br />seconded the motion; and it was unanimously approved by Plan Review Committee. <br /> <br />735 Falmouth Road <br />Preliminary Discussion <br />Rhino Linings of Cape Cod <br />Steven Mele____________ <br /> <br />Realtor Bob Armour and Steven Mele were present. Steven Mele addressed the Committee and <br />thanked them for allowing him to come to this meeting for an informal discussion. He said he has his <br />business in Bourne, but he lives in Mashpee. He would like to move business from Bourne to 735 <br />Falmouth Road if that is possible. <br /> <br /> Been in business in Bourne for 8 years. <br /> Spray on plastic coating that goes on back of trucks. <br /> Before spending money on plans, wanted to get information. <br /> His business sprays 2 trucks per day plus he does 2-3 accessories per week, such as covers <br />for truck beds; tool boxes; step bars; reflectors/rain guards. <br /> Currently has 6,000 square feet; looking to build 8,400 square feet. Looking to have extra unit <br />or 2 to lease as income. Mr. Mele said his business would occupy 3,000 square feet; 5,000 <br />square feet would be other uses. <br /> Bourne leased units using for storage. <br /> Tom Fudala said Industrial Zone can’t do retail. Tom said auto repair is allowed; doesn’t allow <br />retail. <br /> Walter Yarosh suggest Mr. Mele look at the site…interesting to construct at that site. Site has <br />State curb cut and that should be looked at. <br /> Mr. Mele said he has no tenants lined up—he wanted to see what’s entailed first. <br /> Ronnie Warden asked whether anything he uses is “volatile”. Mr. Mele responded “no”. He <br />said a booth is used for spraying and has an exhaust system. Liquid spray; and they wear <br />mask, tieback suit, and gloves. <br /> 3 <br /> <br />
