f
i
ECONOMIC DEVELOPMENT COMMITTEE MINUTES
JUNE 4, 1996
The EDC meeting was called to order at 7 : 00 p.m. at the Senior
Center by Tom Potts .
Members present: Tom Potts , Paul Reynolds , Steve Innis .
Alternate members present: Gloria Dube, Steve Kyros, Michael
Schmidt, Cynthia Green.
Also present: Wayne Duchemin, EDC Coordinator
Frank O' Neill, Boston Real Estate Company
The Minutes of May 28 , 1996 were accepted as amended.
Paul Reynolds cited correspondence from Jim Vaccaro asking
permission to hang signs from the Welcome Signs announcing
Mashpee Night at the Pops . EDC approved this request with the
understanding that the signs would be hung during the month
of July and removed following the concert .
I
Frank O'Neill , a partner of Boston Real Estate Company, was
present to report on the progress made in marketing the Augat
Building. Mr. O'Neill stated that he has been on the job six
weeks and performed extensive marketing. He has prepared a
sign, marketing sheet, brochure, and has done mailings to several
large companies on the Cape and real estate brokers on Cape
and the Greater Boston area. He has built a. database to identify
growth companies needing larder properties to expand, and those
companies have been targeted for mailings and personal contacts .
Mr. O'Neill did not see any value in advertising in print
publications nor marketing areas outside of Massachusetts.
Mr. O' Neill did not visualize any retail use nor warehouse
possibilities since the ceiling is too low in Augat ' s facility.
Industrial Manufacturing is the most likely use, and he is
targeting that market. The jobs are there as well as better
pay ( $20 hr. ) . The facility is 80 , 000 sq. ft. , and Augat may
start with a 40 ,000 sq. ft. user.
When asked what EDC could do to help market Augat, Mr. O' Neill
did not have any specific recommendations. He encouraged EDC
to "lay out the welcome mat" to potential buyers. ' EDC will
provide Guidebooks for Mr. O'Neill to pass out. Augat is open
to leasing at $4 . 00 sq. ft. if they do not sell . They are
presently asking $2 . 5 million and are negotiable. EDC will
pass along any leads and will network wherever possible. Mr.
O' Neill encouraged EDC to contact him any time, and the Committee
thanked him for coming.
i
