MINUTES November 16, 2000 3 BOARD OF HEALTH <br /> APPOINTMENT: Wianno Realty/James Crocker, Jr: re: 207_lot subdivision <br /> Mr. James Crocker or Wianno Realty, Mr. Keith Dobie and Mr. John Kuchinsky of <br /> Baxter, Nye & Holmgren were in attendance for this scheduled appointment. <br /> Mr. Kuchinsky submitted a preliminary conceptual layout of the proposed 207-lot <br /> subdivision. He indicated that they were in the preliminary stages of an affordable <br /> housing project on Meetinghouse Road. They have proposed an amphidrome <br /> denitrifying tertiary treatment plant, which will require a DEP groundwater discharge <br /> permit. <br /> Mr. Dobie stated that the treatment plant is similar to what Statford Ponds <br /> Condominiums has. The total nitrogen is less than 5 in the most recent reports. The <br /> project will be serviced by town water and will consist of 8,000 - 10,000 square foot <br /> lots. The project will fall under the State Chapter 40B protection due to having at <br /> least 25% affordable housing. The density will be approximately 3 units per acre and <br /> the project will consist of all single-family homes. <br /> Mr. Doherty questioned who would retain final ownership. His concern was the <br /> operation of the treatment plant after the project was completed. Mr. Crocker <br /> indicated that association dues would pay for the treatment plant operation upon <br /> completion. <br /> Mr. Crocker indicated that he would keep the Board informed of the progress of this <br /> proposed subdivision. <br /> APPOINTMENT: Karen Curren re: 16 Aunt Jane's Road <br /> Ms. Curran and Lawrence Perry of BSS Design were in attendance for this <br /> unscheduled appointment. <br /> Ms. Curran stated that the septic system that has been approved for this parcel was a <br /> pre-1995 Title V system and that she is submitting revised plans with an updated <br /> septic plan in order to alter the designed setback. <br /> Mr. Doherty motioned to approve the revised plans as submitted for 16 Aunt Jane's <br /> Road. Mr..Santos seconded the motion. Motion passed. <br /> APPOINTMENT: Michael Procek re: 12 Great River Road addition <br /> Mr. & Mrs. Michael Procek were in attendance for this scheduled appointment. <br /> Ms. Warden informed Board members that Mr. Procek is looking to add onto his <br /> existing house on Great River Road. She also indicated that there.is an existing FAST <br /> system that was approved with a 25% reduction in leaching capacity. The applicants <br /> are looking to increase general living space. <br /> Mr. Doherty stated that unless the applicant is submitting a plan and a request, the <br /> Board couldn't give a definite answer. However, based on the information provided, <br /> the Board feels that a plan would be approvable. <br />
