Taylor <br /> <br /> <br /> Meeting Called to Order by Chairman Cotton at 6:00 p.m. <br /> Mashpee Town Hall, Waquoit Meeting Room <br /> <br />The Affordable Housing Trust met with Evan Lehrer, Community Development Coordinator to <br />review the following matters; <br /> <br />Discussion and Approval of Expending an Additional Seven Thousand Dollars ($7,000) for the <br />Acquisition of 12 Cypress Circle: <br /> <br />Community Preservation Act funds in the amount of $100,000 transferred by a vote of Town <br />Meeting in 2019 to the Affordable Housing Trust to purchase property identified as 12 Cypress <br />Circle for affordable housing purposes was discussed. <br /> <br />It was realized thereafter the subject property had clouded title issues. The owner was noted to <br />have worked diligently to resolve the issues securing full title insurance and a clear deed of <br />reference. The risk associated to this parcel has now substantially diminished, and based on <br />Town Counsel’s opinion, the sale of 12 Cypress Circle can proceed. <br /> <br />The owner has requested the Trust consider authorizing an additional $7,000 towards the <br />purchase since time has lapsed and expenses have occurred to secure full title. <br /> <br />In 2019 an appraisal of value was determined at $110,000 for the purchase of 12 Cypress Circle, <br />a site comprised of 1.2 acres. <br /> <br />Mr. Lehrer indicated the property has frontage on two streets; Cypress Circle and Fox Hill Road, <br />both of which require improvements to be eligible for building permits. It is a former Recreation <br />and Green Space lot. <br /> <br />Discussion followed with respect to the affordable housing potential. It was noted that prior, two <br />letters of interest were received from the Housing Assistance Corporation and from Habitat for <br />Humanity of Cape Cod. Additional Habitat for Humanity homes are noted to be constructed in <br />this subdivision. <br /> <br />Mr. Lehrer indicated he would work with the Affordable Housing Trust and Affordable Housing <br />Committee to make the decisions on the site. Criteria would be imposed in the Request for <br />Proposal, and based on Title V restrictions. <br /> <br /> <br />
