MASHPEE AFFORDABLE HOUSING COMMITTEE <br />Minutes <br />April 6, 2004 <br />Present: J. Cahalane, J. Regan, Z. Elizenber y, L. Patrick, D. Battles, E. Smith <br />I. Meeting Called to Order at 7:02 pm <br />lI. <br />a. Ron Peabody, Phil Miller and Steve Raleigh presented a 40B proposal for the south <br />side of Route 130 (Main Street) the old Attaquin Hotel parcel. They reported that they <br />have done seven other 40B projects, most are in the towns of Acton, Boston, Harvard and <br />Dover Mass. <br />They described a condominium form of home ownership. There are 20 free-standing <br />units in the Falmouth project, and they are thinking of 28-30 units on 5.45 acres of the <br />Attaquin parcel. <br />Eligible owners will earn 70% of median income to qualify for the affordable units and <br />those who earn 120% of median income will qualify for moderately -priced units. <br />A lottery process will be implemented in Falmouth for those who qualify for the <br />appropriate units and a similar process would be implemented in Mashpee. <br />Jamie raised concerns about the density of the project, and asked about the cost of market <br />rate units. <br />Ron Peabody asked the committee if the proposed density is acceptable, will the <br />proposed style of the units be acceptable as well. <br />Zella responded that the style of housing being proposed is appealing. Members of the <br />Committee did have concerns about the proposed density. <br />The presenters were informed that the AHC would like them to return when their plans <br />are more specific. <br />b. McGregor & Associates <br />Mary inquired about any changes to the draft of the action plan by AHC members. <br />Most members of the committee offered suggestions to the draft — all were noted. <br />The date for the public forum is June 12 from 2-4pm at Town Hall. The plan is to <br />advertise the event in advance. Participants will be provided with handouts summarizing <br />the Housing Action Plan. Residents will also be asked directly for their input about the <br />housing issue in Mashpee. <br />Jamie will contact service organizations about the forum, Zella will contact the churches <br />in town, and Eric will contact the Mashpee schools. Alice, Eric, Deb'orah and Louise will <br />schedule a meeting to strategize about getting the word out to residents about the <br />meeting. <br />
