business incubator storage...all of which is needed since there is nothing like this being provided on the Cape. There
was a lengthy discussion and it was clear that Applicant had not yet decided on whether proposal would cover one
lot or two lots;no finalized plans developed. Some of the thoughts disclosed were:
• Buildings to have central bathrooms.
• Elevator at second floor.
• Closed circuit TV.
• No pole lights.
• Heating downstairs unit, but no AJC.
• Ceilings high at fust floor.
• Either subdivision or condominium form of ownership.
• Will be going to Planning Board for Review.
• Buildings all sprinkled.
Walter explained that Design Review will need to see exact elevation measurements. Plan of what you are going to
build has to be submitted. If windows at top floor to go in,then show those on the Plan you submit. Stuart
Bornstein asked could Design Review approve Plan and then they make revisions. Walter explained Design Review
can't approve anything that is not what is being built. To help,Design Review offered some of the key things to
keep in mind when seeking review:
• Draw cross-sections showing heights.
• Refine Plans to whatever you're going to build.
• A/C units to show on Plan.
• Check buffer requirements...resid tial/industrial.
• Will need Landscape Plan on the ate Plan.
• Dumpster location also to be on master Plan and must meet requirements.
• Designate where buffers will be, along with dimensions.
• Parking...Place pprking, including handicap parking. Truck access.
• Walter stressed it is important to read rules and be sure you comply.
• Area at back with pipe storage...show on Plan where that's going.
Applicant said they did a traffic study and submitted it to Tom Fudala, Town Planner. Bob Nelson mentioned that
there is going to be a meeting at 3:30 p.m. today at Barnstable Town Hall because Barnstable and Mashpee are
looking to ask the State for a traffic light at Noisy Hole Road, directly opposite Simons Road. This would have
impact on this project.
Conclusion: When Plans ready contact Building Department, go through Technical Review, and then come
back to Design Review. If going to ZBA,must state whether dealing with one lot or two lots.
Auaroval of Minutes
Minutes of October 27,2005 as presented were accepted.
Adiournment...Meeting was adjourned at 10:15 a.m.
Respectfully submitted,
J&
Ciliberti
ecording Secretary
