Precision Pool's Inc/Creative Concepts (Continued)
Tom Fudala noted that parking area must be paved, cannot be gravel.
• Mr. Eddy said he met with the Fire Department.
• Sheldon Hamblin asked if there is fire separation between the units. Mr. Eddy responded
"no". Sheldon then pointed out that if office combined with garage, then you must have
fire separation.
• Gates...Sheldon asked if these have Knots locks. Although not required it is something
Fire Department strongly suggests.
• They have 2 enclosed refuse dumpsters. Catherine Laurent questioned whether or not
they have a cardboard dumpster as well? Mr. Eddy said if required they will have one.
• Utilities are already underground to be brought into this site.
• Septic—Total 480 gallons/day flow.
• Storm water management.
• Each bay will have outside fenced area for storage. According to Mr. Eddy, zone does
allow outside storage.
• Question raised: Are restrictions in place so that junk doesn't get dumped in outside
storage area? Response: they will have covenants to cover this.
• Drainage between paved/gravel areas is graded so it will drain toward storm water
retention area.
• Roof drainage goes through storm water system.
• Glen Harrington also pointed out that Board of Health has other requirements, such as no
repairing vehicles; any change in use has to be reviewed for approval; any change in
ownership has to be reviewed for use as well.
• Buffers...Tom Fudala pointed out that they do not have an adequate buffer to residents
behind their site. Mr. Eddy said there is over 50 feet of space between the properties, but
Tom said that is Conservation land, not your land. Tom also pointed out that they cannot
have fences within 3 feet of parking area and that parking can't be within 3 feet of
building. They will look into this. Tom noted that it is up to ZBA to determine what
buffer size should be.
Question from the audience: Robert Wooldridge asked: What about handicap parking for
employees? Matthew Eddy responded this is not required, but they would make it work if
required. Walter suggested they may want to consider putting a door at the back of the buildings.
Matthew Eddy said they are going to consider doing an overhead door.
Conclusion: Plan not marked to indicate what/where materials would be stored. Any
combustible/fire storage? Need to lay out parking lot lanes, including fire lanes. Draw all
elevations on plan. Also indicate size of outdoor storage areas.
