Jan explained he concentrated on the setback from 151 , to create a retreat
like setting . On this revised plan , he used a 400 foot set back from the
layout line .
He tried to provide parking for the fields in back of the school . That
could be continued to possibly provide emergency access through the site.
Bob Fournier explained he met with the building inspector and Fire
Department. The Fire Dept would like to see the second egress from Old
Barnstable Rd, not 151 . They want a minor clearing off of 151 in case a
vehicle needs to get through .
They would like to avoid 151 egress , it is a high traffic road , kids will
try to turnoff there. They don ' t want a gaited access there either.
Bill Martiros thought the tennis was going to be near the road , so police
can supervise after hours .
The tennis could be swapped with the practice field so it would be closer
to the road . Paul and Steve like it where it is .
Another important move was to get some parking closer to the main entrance .
Peter added that it is important that senior citizens can get dropped off
at the door .
Merry Sue is concerned the big usage areas are the gym and auditorium and
the parking is skewed towards the other end of the building . People will
not park in the far lots .
?eter said the goal should be to minimize the cost of land acquisition .
We want to preserve the continuity of the top part of the parcel to have
access to the river .
Tom noticed there are a lot fewer ballfields than on the original list.
Merry Sue explained this is the minimum amount of fields to run the
program. What he is referring to was the wish list.
We will need additional land for future fields .
Tom asked when we should begin talking to the housing authority about the
possibility of adjusting their boundaries?
Steve asked if they are exempt from eminent domain taking?
Tom does not know how it would work .
PROJECT MANAGER REPORT
Brian Rowlands was present representing Chartwell . He reviewed project
status report No. 5 with the Committee.
Contracts : both are almost ready for signature .
Program: waiting for the net to gross calculation .
Site Development: land survey should be complete within 1 week. Wetlands
have been flagged. There is a greater length of wetland edge than expected .
They will walk it with Bob Sherman , the delineation requires his approval .
Schedule : Ian thinks the value management session may have to be delayed 1
week . Brian explained they need as much information going into it in order
to make good decision .
Bob Fournier will update the schedule accordingly .
Ian would also like to see a cost comparison of concept "A" .
2
