Mr. Stein said at the Prudential Center they have a large staff of people
but they are scared to take over the facility. They will set up training
sessions and suggest they are video taped , so there is clear, concise
information. They make sure the operation and maintenance manuals are
delivered , they should include everything , as well as a contact book, with
a manufacturers contact for every major piece of equipment. All record
drawings are now on CAD so you have the ability to update the system.
Peter said he is concerned there may be overlap, what will the architect
provide and what will you provide?
Mr. Stein said it will be defined what is required of the architect, the
record drawings and operations and maintenance manuals are their
responsibility . This is a control point - to be absolutely sure it gets
delivered to you.
Bill Jones said in the real world , value engineering should be a defined
task and priority with the responsibility shared between the project
manager and architect, it will not happen unless it is pre-planned and
documented as a shared task. You can ' t make it happen downstream.
Mr. Pocillo said that is what they do. It is our role to be sure value
engineering happens.
Bill Jones asked how you provide adequate funding to be sure that it
happens early. It should be a specified contractual element.
Peter responded that is part of the Committee ' s responsibility , now, during
contract negotiations.
DR. DeMoura met with the State (GESS) and went over
the educational program developed . At that time, they said they are
willing to accept an enrollment projection of 1 , 180 students. They
understand it will be used for 7-12 but will become a 9-12 school .
They are wiling to accept 183,000 gross sq feet. They said they would
develop enrollment projections , by a third party .
Dr. Collabro said they put their understanding of the major points of the
meeting into a letter but have not received a response yet.
Dr. DeMoura received a verbal response form John Anderson that they support
1 , 180 students for 7-12 . It is only a 5 year projection.
Dr. Collabro said they will consider it a 7-12 school but allow 155 sq ft
per pupil , even though lower grades receive a smaller allowance. They
understand the building will house 9-12 .
They would not support the daycare program because it is in competition
with private enterprise . They want to merge the infant/toddler project
under the childcare program. They would support the alternative school ,
feel it is very appropriate. They would support the student store , under
the supervision of the business department.
Dr. Collabro has added a classroom for Indian education and reduced some
4
