Dan Tishman talked about the lessons they have learned from their school
projects:
1 . There is incredible ownership of a school and much more public
interest - all the parents , at least, are interested. Every participant on
the team has to be incredibly sensitive to the communities needs . Tishman
will help to be the translator of a complicated process .
2 . Planning of the school is the crux of the project, building it is
relatively simple with good complete documents . Planning for maintenance
and operation , how will it function today, 10 , 15 , 20 years from now.
3 . How do you deal with issue re: users security and safety so you know
there is a very safe , secure environment for the students to be in .
Why should you select Tishman . We are full service, in house firm. Total
commitment by the individuals around the table today . We have very
current, national , relevant experience . Very relevant, current experience
with SMMA on pre-construction services for a $60 million project. We have
a unique owners perspective, we know what it is like to sit on your side of
the table.
QUESTIONS
Bill Jones said he has concerns about the operating costs and rising cost
of energy . How would you attack that and have you had to do this for other
clients?
Mr. Tishman explained a division of their firm is Tishman Research , started
in 1970 's with the specific goal to research energy savings in all
buildings . It is supported with grants from construction industry . They
have invented and marketed devices and have retrofitted a lot of buildings .
It is a sensitive area we do a lot of work in .
Marty Gordon said they have just provided a dual fuel system at the
University of New England in Maine . They will have the opportunity to
choose oil or gas. On Cape Cod he is not sure the effect the Cape Cod
Commission would have on a duel fuel system. He said you must give a
facility as much diversity as possible . Because this facility will have
community use, you will need a system available for 7 days a week , 365 days
a year. There will be times you don ' t have to heat or cool huge sections of
the building. They will take a hard look at heat recovery systems. School
buildings are mandated by the State to provide a reasonably strong element
of fresh air, more than in an office building .
Joe asked how they would interface with the Architect, what would your
relationship be?
Mr. Tishman said they already have a good relationship with SMMA. They
would suggest the project management staff to meet with them on a weekly or
daily basis and on an issue by issue basis . Many architectural firms
protect their designs from value engineering , SMMA does not. We would deal
more directly with the architect than anyone else.
Janice said during the construction phase they proposed to have 2 people on
site, will there be anyone onsite during pre-construction?
Mr. Tishman responded someone will be assigned full time to the project.
Usually it happens out of the construction management office or the
architect' s office because there is no site activity . It is more expensive
to bring our services to the site - i .e computers. There will be very
8
