They will send a letter to the Selectmen and include a copy of Bob
Whritenour ' s letter to the property owner .
Paul said there was a similar problem during the site selection process .
At that time Town Counsel said in the worst case , if we entered the
property we would be liable for restoration . In this case restoration
won ' t be necessary because we will end up owning the property .
Bob Whritenour said he will take care of getting access to the property .
Peter suggested setting a goal date for completion of the appraisals ,
September 1 ?
Bob will discuss this with the appraiser to see if he can meet the Sept . 1
date.
Dan Solien was present to discuss with the Committee boundary delineations
for acquisition purposes .
He outlined on the plan a possible acquisition line .
The line is obvious at Rte 151 and along Old Barnstable Road .
The eastern boundary line is not as definitive .
Dan suggested the Committee consider the fact a lot of the land on the
eastern side is conservation land or restricted in some way from
development. If they allow Cornish to hang on to that land they could
possibly swap it for developable land in the future . The school could then
move their acquisition line up the slope a little .
Paul said at one time Fields Pint considered putting a road there , is it
all conservation land?
Dan said it is not . The Committee should take only the land that is out
side of the conservation land .
The Committee agreed they do not want to leave Fields Point enough land to
put a road in there .
Will the southeasterly portion of land be land locked , making it valueless
to Cornish?
Paul said it is their choice to donate the property to the performing arts
center , creating the land lock . Under the present scheme, that portion of
land is not land locked .
Peter said his goal is to minimize cash expenditure.
Dan presented 2 options to the Committee :
- a line straight across , 20-30 feet south of the track/football field .
- an angled line , minimizing the acquisition costs.
What are the setback requirements?
Bill Hauck said it is residential land . 30 ft should be sufficient, 15
feet is too close.
Bill Martiros suggested extending the line another 20 feet , why crowd it .
Paul said the school will never do anything with the back of the
ballfield/track . There is nothing to gain by taking more land . Why crete
an issue with the performing arts center . We are already into their lot by
50 ft.
2
