In any OSID , all upland within three hundred (300 ) <br /> feet of the mean high water line of great ponds or tn� <br /> rivers listed in subsection 9 . 31 , as well as any <br /> upland within one hundred and fifty ( 150) feet of <br /> other water bodies , streams , bogs or wetlands as <br /> noted in subsection 9 . 31 above shall be <br /> included within such dedicated undisturbed natural <br /> open space , except that where the developed <br /> portion of the OSID exceeds one hundred ( 100) <br /> acres , upon approval of the OSID Special <br /> Permit by the Planning Board in <br /> consultation with the Conservation Commission , <br /> Shellfish Commission and Harbormaster , and upon <br /> approval of any permits required from the Conservation <br /> Commission , up to one hundred ( 100) feet of <br /> the shoreline , and a corresponding one hundred (100 ) <br /> _ _. . .. ._. foot wide corridor roughly <br /> perpendicular to the shoreline through any. <br /> open space , may be developed for use as a <br /> dock , marina , boat launch or other water- <br /> related facility , such as a waterfront park or picnio <br /> area not involving active recreation facilities, <br /> enclosed structures or paved areas covering more than <br /> ten percent of such corridor area . The area of such <br /> corridor and facilities shall not count toward the <br /> required 50i: open space or be credited for bonus unit = <br /> under section 9 . 4 . In addition to the minimum <br /> required open spats in primary and secondary <br /> conservation areas , other undisturbed natural open <br /> space is encouraged ad.lacent to the required buffer <br /> areas frOrrl ,.pater ar '-- wetlands , and/or <br /> adJac-?nt to e < fsting or proposed on;ervation areas ^_ <br /> the g <br /> site or on neincoring properties where such are <br /> present , or otherwise in areas which the Planning <br /> Board determines ,unuld best serve the purposes Of <br /> Section 9 . 3 .
