T' <br /> open space buffer shall not be built on, paved or used for parking. <br /> Additional area, plantings, fencing or other items may also be <br /> required by the Planning Board to protect adjacent property <br /> owners from adverse impacts of the project or to protect the <br /> character of the neighborhood. The Planning Board may waive or <br /> • reduce the requirement for an open space buffer (except along a <br /> public way) where the legal owner of the abutting property has <br /> certified, in writing, that he has no objection to the elimination or <br /> reduction of said buffer strip. <br /> D. No space within the required front setback area may be used for <br /> parking unless approved by the Planning Board. <br /> E. Any commercial center shall provide for appropriate bicycle racks <br /> or similar facilities unless waived by the Planning Board. <br /> F. No site for such use may have more than one (1) driveway access <br /> to Routes 28 or 151 or more than two (2) driveway accesses to any <br /> other abutting street, and such driveways shall intersect the <br /> abutting street at a ninety (90) degree angle, unless the Planning <br /> Board approves a different intersection angle. Additional <br /> driveways may be approved by the Planning Board, where they are <br /> found to be necessary for reasons of safety or proper traffic flow. <br /> G. The applicant shall submit a list of proposed uses within the <br /> commercial center as part of his application. These may include <br /> any uses allowed within the zoning district. However, only those <br /> uses will be permitted which are approved by the Planning Board <br /> as part of their special permit decision. Once said list of uses has <br /> been approved, no further special permit shall be required to <br /> Occupy any space within thec,ommercial center, but each such <br /> occupancy shall require review under the Plan Review process <br /> described in Section 174-24B, to ensure compliance with the <br /> special permit and other by-laws and regulations. <br /> J <br /> H. A commercial center may be approved as a single-phase project or <br /> may be approved as a master plan involving multiple phases. <br /> Prior to construction or installation of structures, signage or <br /> landscaping for any phase, building, signage and landscaping plans <br /> ' shall be submitted to the Design Review Committee for their <br /> r review at a public meeting. Upon receiving the recommendations <br /> of the Design Review committee, the Planning Board may <br /> approve said plans, approve with modifications, or deny approval <br /> and require resubmission to the Design Review Committee.
