In Subsection 174-24D., replace the words 'Board of Appeals" with the phrase <br /> 'Planning Board or Board of Appeals, as applicable, pursuant to the provisions of <br /> Subsection 174-24C or Subsection 174-45.1;'. <br /> In Subsection 174-25, Table of Use Regulations, add the following as 174-25E(10): <br /> "(10) Commercial Center (subject to the provisions of Section 174-45.1)" <br /> and add the designation of "SP" under the Cl, C-1-0, C-1-SV, C-2, and I-1 columns of <br /> the table of Use Regulations for said use. <br /> In Subsection 174-43, change the section heading to read, "Spaces for Commercial <br /> Centers" and replace the text up to the phrase, "computed as follows:" with the <br /> following: <br /> "for commercial centers with less than fifty thousand (50,000) square <br /> feet of gross leasable floor area, parking shall be provided as required <br /> for the individual uses under Section 174-39. For commercial centers <br /> containing at least fifty thousand (50,000) square feet of gross leasable <br /> floor area, parking requirements shall be computed as follows." <br /> and replace the phrase "Shopping centers" as it appears under the column heading <br /> "Type" with the phrase "Commercial centers." <br /> Add a new Section 174-45.1 as follows: <br /> "174-45.1 Commercial Centers <br /> A. Any such use shall require the issuance of a special permit by the <br /> Planning Board. <br /> B. Unless approved as part of a mixed-use development under <br /> Subsection 174-46.H, there shall be required front, rear, and side <br /> building setbacks at the perimeter of the site at least as great as <br /> those normally required within the zoning district, and at least ten <br /> feet greater than the depth of any open space buffer required under <br /> Subsection C below, except that front setback shall be seventy-five <br /> (75) feet along Routes 28 and 151. <br /> "r C. Unless approved as part of a mixed-use development under <br /> Subsection 174-46.H, a space not less than fifty (50) feet in depth <br /> along Routes 28 and 151 and twenty (20) feet in depth along other <br /> streets and property lines shall be maintained as an open space <br /> buffer with natural vegetation or landscaping along each side, rear <br /> and front lot line, except for entrance and exit driveways, and such <br />
