COMPLICANCE WITH TOWN LAWS <br /> This project is being submitted for approval under the 1971 <br /> Zoning-By-Laws and the 1973 Amendments to the 1971 Zoning-By-Laws <br /> of the Town of Mashpee. A preliminary subdivision plan was filed <br /> on September 5, 1973. <br /> .9.3 Open Space Multi-Family Development <br /> The property, consisting of 345.2 acres, as shown on the <br /> "Rlan of Land in Mashpee, Massachusetts, Quashnet Valley <br /> Country Club" will fall within the R-1 residential zoning <br /> district. <br /> 9.31 Site Eligibility <br /> The site eligibility criteria have been met by the Quashnet <br /> Valley Country Club proposal . It is within the R-1 zoning dis- <br /> trict. It contains at least twenty (20) acres with at least <br /> 200 feet of frontage on Lowell Rd. and Old Falmouth-Barnstable <br /> Road which are adequate to meet the needs of vehicular traffic <br /> and the installation of municipal facilities. <br /> 9.32 Density <br /> One half of the total of usable land area plus 10% of <br /> wetlands, 167 acres is to be developed for single family cluster <br /> residential use. The remaining 167 acres is to be developed for <br /> multi-family dwellings. The family units will all have two (2) <br /> bedrooms and the densi wfll`,not xceed five (5) units per acre. <br /> The actual density ill be 4.26 m lti-family units per acre. <br />
