-13- <br /> 9.4 Cluster Development for Single Family Development <br /> In order to calculate the maximum number of lots allowable <br /> for a single family cluster development, one must first calculate <br /> according to the minimum lot size for a standard subdivision within <br /> the specific residential zone. This would consist of the total area <br /> usable for density calculations under zoning regulation 9.324 <br /> (using not more than 10% of any land comprising the parcel subject <br /> to seasonal or periodic flooding, etc. ) minus 10% for roads. This <br /> figure would than be divided by the R-1 residential zone minimum lot <br /> size of 22,500 square feet. <br /> (TOTAL AREA _ ROAD AREA) - R-1 Min. Lot = MAX. NO. <br /> Size OF LOTS <br /> (7,274,520 sq.ft. - 727,452 sq.ft. ) = 22,500 sq.ft. = 290 LOTS <br /> This number of 290 lots would then be used as the maximum <br /> number of lots that could be arranged in 15,000 sq.ft. clustered lots, <br /> 10,000 sq.ft. when abutting open space. We are proposing only 178 units <br /> for a density of 1 .06 units per acre. The lots are contiguous within <br /> the clusters and frontage requirements have been met in all cases. <br /> Regulations concerning setbacks, side and rear yards, minimum square <br /> footage on lots either separate from or abutting common open space, <br /> and land usable for density calculations have all been met or in- <br /> creased beyond the minimum. <br />
