MASHPEE BOARD OF APPEALS <br />6 MINUTES <br />February 14, 1990 <br />The Mashpee Board of Appeals held a meeting On Wednesday, <br />February 14, 1990 at 7:30 p.m. at the Mashpee Town Hall. Board <br />members present and acting throughout were Michael Makunas, Richard <br />Halpern, Edward Govoni and John Friel. Board member William Hanrahan <br />was present for four hearings and stepped down for one hearing and <br />the discussion. Building Inspector Douglas Boyd was in attendance. <br />Michael Makunas called the meeting to order at 7:35. <br />Phyllis P. Thompson - (Owner of record: George H. and Phyllis <br />P. Thompson) - Request a Variance under Section 174-31 of the Zoning <br />By-laws for permission to vary the minimum lot size requirement on a <br />proposed 17 lot subdivision on property located in an R-5 zoning district <br />at 301 Pimlico Pond Road (Map 1, Block 1) and 307 Pimlico Pond Road <br />(Map 2, Block 22) Mashpee, MA. <br />Members sitting: M. Makunas, W. Hanrahan, R. Halpern <br />Attorney Jon Fitch represented the Applicant. He explained that <br />the application is for a Variance from the 80,000 sf lot size on <br />• approximately 25 acres located on either side of Pimlico Pond Road <br />at the location on the road of a hairpin curve. He reviewed a plan of <br />a 17 -lot subdivision laid out on either side of Pimlico Pond Road <br />which showed a relocation of the road and a correction of the curve. <br />He informed the Board that a preliminary subdivision plan had <br />been filed with the Planning Board on May 6, 1987. The plan called <br />for a 17 -lot subdivision on the road as it now exists. All of the <br />lots met or exceeded the 60,000 sf minimum lot size which was applicable <br />at the time. <br />A hearing was scheduled by the Planning Board in May of 1987 at <br />which time the Planning Board requested that the Applicant meet with <br />Ernest Virgilio, Director of Public Works, before proceeding with the <br />Planning Board. Mr. Virgilio informed Mr. Thompson that the Board of <br />Appeals had conditioned another Special Permit in the area with the <br />payment of a sum of money which was to be used to correct the curve and <br />upgrade Pimlico Pond Road. Mr. Fitch, was present at these meetings and <br />said it was now apparent that both the Planning Board and the Department <br />of Public Works wanted improvements in Pimlico Pond Road. <br />
