f <br />MASHPEE BOARD OF APPEALS <br />Minutes <br />February 28, 1990 <br />The Mashpee Board of Appeals held a meeting at 7:30 p.m. on <br />Wednesday, February 28, 1990 at the Mashpee Town Hall. Board members <br />present and acting throughout were: Cheryl A. Hawver, William J. <br />Hanrahan, Edward M. Govoni and John J. Friel. Michael A. Makunas <br />arrived at 7:50 and was present for the rest of the meeting. <br />Richard E. Halpern was absent from the meeting during the Terry <br />and Luconi hearings. Douglas S. Boyd was in attendance. <br />Frank P. Peros - (Owner of record: Frank P. and Callie K. Peros) <br />Request a Variance under Section 174-31 of the Zoning By-laws for permission <br />to vary the lot coverage and set -back requirements on property located <br />in an R-3 zoning district at 11 Bluff Avenue (Map 111, Block 144) Mashpee, MA. <br />Members sitting: C. Hawver, W. Hanrahan, R. Halpern <br />Mr. Peros represented his application. He explained that he had <br />applied for a Special Permit earlier and was advised to withdraw since <br />the Board considered that a Variance was needed. He presented plans <br />for the addition of a 5' x 16' closet addition. There were no comments <br />from abutters. <br />• Mr. Hanrahan moved to grant the Variance allowing an increase in <br />lot coverage from 24.8% to 25.5% and a side -line setback of 7'8". <br />Mr. Halpern seconded. All agreed. <br />Pamela E. Terry - (Owner of record: Michael A. Dunning TR) <br />Requests a Special Permit under Sections 174-25.B.14 and 174-17 of the <br />Zoning By-laws for permission to construct a miniature golf course in <br />a C-2 zoning district on property located at 60 Falmouth Road (Map 55, <br />Block 9) Mashpee, MA. <br />Members sitting: C. Hawver, M. Makunas, W. Hanrahan <br />Attorney Kevin Kirrane represented the applicant. He presented <br />plans for a miniature golf course with 51 parking spaces and a <br />right -turn -only entrance and exit to Route 28. He stated that the use <br />is permitted under the By-laws and that the project met the setback <br />requirements. Mr. Govoni asked if the existing building would be <br />removed and Mr. Kirrane replied that a section of the building would <br />be retained and used as a service and office area. He explained that <br />the highest elevation would be 14' higher than Route 28 and that the <br />nautical theme of the course would include two waterfalls and a lighthouse. <br />Mr. Hanrahan questioned curb cuts from Route 28 and Mr. Kirrane <br />replied that he has applied to the State for the cuts. He said that <br />the two existing accesses to the property are on the abutters' land. <br />James Wascowitz, the principal owner of the Seafarer Restaurant <br />on the adjoining lot, said that his group was supportive of the intended <br />use but had some questions.
