Board of Appeals Minutes - March 22, 1989 Page 5.
The size of 11B was originally projected at 45,905 square feet but
• Mr. Storrs explained that final plans on all buildings were resulting in
some increases in size.
Mr. Storrs discussed the residential units and said 9 units were
originally planned for Building 15 and none for 11B. He asked the Board
to permit the transfer of the residential units from Building 15 to
Building 11B.
He stated that the Variance request is to permit three stories
which architects felt was essential to anchor the corner. The
topography of the lot presented problems due to depressed levels.
He said that the CISV allowed 35' and the LSID allowed 40'. Design
Review has approved building.
Mr. Hanrahan read a letter from George Baker of the Fire Department
requesting a full sprinkler system including dry standpipe and that a.
fire alarm system be installed. He also stated that Mashpee Fire
Department does not own the proper ladders needed for the height of
these buildings.
Mr. Storrs replied that the building would have the sprinkler system,
dry standpipe and fire alarm. He stated that Fields Point reviews all
buildings with the Fire Department before contracts are prepared.
He said that the height of the floor elevation of the third floor is
26'. The Mashpee Fire Department tallest ladder is 31' and he thought
this would be sufficient to reach half way up from third floor for
rescue operations.
Mr. Makunas moved to grant the Special Permit for 11B to
permit the construction of a building of 49,565 square feet,
three storiesand 38' in height. The nine residential units originally
planned for Building 15 will now be transferred to Building 11B.
The permit is conditioned by the approval of the Fire Department.
Ms. Hawver seconded. All agreed.
Mr. Makunas moved to grant the Variance to allow a height of
38' and three stories in Building 11B. Ms. Hawver seconded. All agreed.
Mr. Storrs reviewed the usage designations from the original permit
and said Fields Point would now like to change Building 10 from restaurant
use to retail. He also asked for a change in the phasing program
since market conditions would dictate which buildings would be built.
Mr. Hanrahan suggested that completion date column be eliminated
but that Fields Point periodically review when new buildings are permitted.
Mr. Makunas moved to eliminate the date of completion column in the
phasing schedule and that Fields Point periodically review.completion
projections when new buildings are presented. Ms. Hawver seconded. All agreed.
. Mr. Hanrahan determined that the usage change on Building 10 was not
required since it was listed as retail on the 1986 and 1987 schedules.
Ms. Hawver moved to accept the minutes of the March 8 meeting.
Mr. Halpern seconded. All agreed. Meeting adjourned.
Elinor Walsh
