Mr. Govoni said he would like to review the site conditions. <br /> Craig S. Lynch-Requests a Special Permit under Sections 174-17, 174-20 and 174-33 of <br /> the Zoning By-laws to allow the removal of a pre-existing residential structure and the <br /> replacement with a new single family dwelling on property located in an R-3 zoning <br /> district at 70 Popponesset Island Road(Map 106,Block 28)Mashpee,MA. (Owner of <br /> record: Albert A. and Lillian A. Hollander). <br /> Members sitting: E. Govoni, J. Regan, C. Hawver <br /> Attorney Robert J. Galibois represented the applicant and explained that the existing <br /> structures on the property will be razed -- a house, garage, cottage and shed—and a new <br /> residence will be built. He explained that the lot coverage will be 11% and that the front <br /> and side setbacks will conform to zoning and the rear setback will be 13 feet improving on <br /> the current 11 foot setback. <br /> Mr. Govoni moved to grant the Special Permit and stated that the Goldhirsh case allowed <br /> the replacement of pre-existing non-conforming structures.Ms. Hawver seconded and said <br /> it was less non-conforming, would improve site conditions with a new septic system, and <br /> reduce the dwelling units to one Mr. Regan made the vote unanimous. <br /> Christopher Foss -Requests a Special Permit under Section 174-25.I.9 of the Zoning By- <br /> laws to replace an existing pier, ramp and float with a raised timber pier,ramp and <br /> enlarged float in an R-3 zoning district on property located at 417 Monomoscoy Road <br /> (Map 124, Block 59)Mashpee, MA. (Owner of record: Monomoscoy Realty Trust). <br /> Special Permit 94-62 was granted for this use and filed with the Town Clerk on October <br /> 13, 1994 and has expired. <br /> Members sitting: E. Govoni, J. Regan, C. Hawver <br /> Engineer Bill Madden informed the Board that a previous Special Permit had expired <br /> before the applicant received State waterways approval. He stated that the Board had <br /> requested an opinion on reinstatement from Don Schmidt of the Dept. of Community <br /> Affairs and was advised to conduct a new hearing. <br /> Mr. Regan moved to grant the Special Permit. Mr. Govoni seconded with reference to <br /> SP-94-62. Ms. Hawver made the vote unanimous. <br />
