Revised 5/26/98 <br /> BOARD OF APPEALS <br /> Minutes <br /> Wednesday, April 22, 1998 <br /> The Mashpee Board of Appeals held a meeting on Wednesday, April 22, 1998 at 7:30 <br /> P.M. at the Mashpee Town Hall. Boad members present were Edward M. Govoni, <br /> Chairman; Cheryl A. Hawver, Clerk and Associate Members Robert G. Nelson and <br /> Richard T. Guerrera. Members absent were: James E. Regan III, Michael A. Makunas <br /> and James M. Dorgan. Building Inspector William F. Hauck was in attendance. <br /> John J. and Mary T. Jordan -Request a Variance from Section 174-31 of the Zoning By- <br /> laws for permission to vary the lot coverage and setback requirements in an R-3 zoning <br /> district on property located at 1 Wilson's Grove(Map 118, Block 101A) Mashpee, MA. <br /> Members sitting: E. Govoni, R. Nelson, C. Hawver <br /> Mr. Jordan represented his application and explained that he wished to add a bedroom but <br /> because of the corner lot could not meet the setback on both streets. He explained that <br /> that he will have 22.4% lot coverage and does not really need the setback but it will <br /> legalize the present structure. Ms. Hawver moved to grant a variance of 2.4% on the lot <br /> coverage and a setback variance of 5.8 feet on Wilson's Grove and 3.5 feet on Shore <br /> Drive. She explained that the hardship came from the corner lot and will not be more <br /> detrimental. Mr. Nelson seconded. All agreed. Mr. Hauck said they should have <br /> signatures on the plans and the engineer should add the addition and the lot coverage. <br /> Gary M. Locamo TR. - Requests a Variance from Section 174-31 of the Zoning By-laws <br /> for permission to vary the setback requirements to allow a side setback of 9.01 on the <br /> north side on property located in an R-3 zoning district at 51 Waterline Drive South(Map <br /> 120, Block 145)Mashpee, MA. <br /> Members sitting: E. Govoni, C. Hawver, R. Guerrera <br /> M. Grotzke represented the applicant and informed the Board that the abutters had been <br /> concerned on the front porch of the house. The plans have been revised to eliminate the <br /> need for a front setback. Mr. Govoni tried to read a letter from S. Silver objecting. The <br /> Board determined that he was not a direct abutter. <br /> Mr. Guerrera moved to grant the Variance of 5.99 feet to allow a side setback of 9.1 feet <br /> and stated that the topography of the land and impact of the wetlands justified the <br /> variance. Ms. Hawver seconded. All agreed. <br />
