Board of Appeals Minutes- August 12, 1998 3. <br /> 1. installation of parking lot road drains. <br /> 2. provision for a buffer on the westerly side of the property. <br /> 3. eliminating the two most westerly parking spaces to accommodate a 10 foot buffer <br /> strip along the westerly side. <br /> 4. subject to findings of special permit criteria for commercial properties. <br /> 5. Building Inspector Russ Wheeler added that the special permit be granted on the <br /> condition that a 10 foot buffer strip be maintained along the westerly boundary line <br /> and landscaping be planted consistent with natural screening that is provided along the <br /> easterly boundary line. <br /> 6. Mr. Regan added that all the plans that were proposed and shown at the meeting also <br /> be referenced. <br /> Mr. Nelson seconded. All agreed: <br /> Richard L. & Jane M. Capelotti -Request a Special Permit under Sections 174-17 and <br /> 174-20 of the Zoning By-laws for permission to demolish an existing cottage and build a <br /> single-family dwelling on property located in an R-3 zoning district at 8 Seconsett Point <br /> Road (Map 119 Block 109)Mashpee, MA. <br /> Members sitting: James E. Regan III,Richard T. Guerrera and James M. Dorgan <br /> Mr. and Mrs. Capelotti represented their application with plans to construct a three- <br /> bedroom, single-level home with an attached two-car garage. They stated that Title 5 was <br /> already installed. Mr. Hauck reviewed and approved the plans. No comments were <br /> received from abutters. <br /> Mr. Guerrera moved to grant the Special Permit subject to findings 1, 3, 4, 5, 6 of Special <br /> Permit criteria. Mr. Dorgan seconded. All agreed. <br /> Willis H. Michaelson-Requests a Variance under Section 174-31 of the Zoning By-laws <br /> for permission to vary the setback requirements to allow a 15.6 foot front setback and a 2 <br /> foot side setback for the constriction of a garage on property located in an R-3 zoning <br /> district at 9 Fiddler Crab Lane(Map 105 Block 117)Mashpee, MA. (Owner of record: <br /> Christopher&Amy Tsiros) <br /> Members sitting: James E. Regan III, James M. Dorgan and Robert G. Nelson. <br /> Michael Groetzke of The Phoenix Group represented the applicant with a proposal to <br /> construct a 24' X 22' garage. He stated that the location of the garage was chosen next <br /> to a reserve area and a shared driveway in order to avoid impacting other neighbors or the <br /> septic system. He also stated that the proposed leeching reserve area is being relocated. <br />
