Board of Appeals Minutes—October 14, 1998 3 <br /> Mr. Nelson moved to grant the Special Permit: <br /> 1. the removal of the old garage will be an improvement to the neighborhood. <br /> 2, the proposed new building conforms to the sideline and front yard setbacks. <br /> 3. the proposal conforms to the percentage of lot coverage. <br /> 4. the immediate neighborhood consists of single-family homes of similar size. <br /> Mr. Guerrera seconded. All agreed. <br /> 1 William& Mary Henney-Request a Special Permit under Section 174-25.I.9 of the <br /> Zoning By-laws for permission to construct a pier, ramp and float on Mashpee Pond on <br /> property located in an R-5 zoning district at 19 Birch Way (Map 27 Block 89), Mashpee, <br /> MA. <br /> Members sitting: Edward M. Govoni, James E. Regan and Robert G. Nelson. <br /> David Sanicki of Cape& Islands Engineering represented the applicants stating that the <br /> proposal is for a seasonal dock. The Conservation Commission and the Harbor Master <br /> have approved the project. He stated that the dock will be located in Mashpee Pond. He <br /> informed the Board that the plan is for a sectional dock supported by pipes to be <br /> seasonally removed. He stated that lateral access along the waterfront will be provided <br /> by a stairway on either side. No comments were received from abutters. <br /> Mr. Nelson moved to grant the Special Permit, subject to findings 1,2,3,4,5. <br /> Mr. Regan seconded. All agreed. <br /> Vivian G. Williams -Requests a Variance from Section 174-32 of the Zoning By-laws <br /> for permission to construct a single-family dwelling on an unpaved road on property <br /> located in an R-3 zoning district at 34 Coombs Lane (Map 44 Block 35), Mashpee, MA. <br /> Vivian G. Williams -Requests a Variance from Section 174-32 of the Zoning By-laws <br /> for permission to construct a single-family dwelling on an unpaved road on property <br /> located in an R-3 zoning district at 30 Coombs Lane (Map 44 Block 36), Mashpee, MA. <br /> Vivian G. Williams -Requests a Variance from Section 174-32 of the Zoning By-laws <br /> for permission to construct a single-family dwelling on an unpaved road on property <br /> located in an R-3 zoning district at 24 Coombs Lane (Map 44 Block 37), Mashpee,MA. <br /> Members sitting: Edward M. Govoni, James E. Regan III and Robert G. Nelson. <br /> Mrs. Williams' applications have been readvertised to include the request to vary the lot <br /> sizes. Mr. Govoni suggested that Mrs. Williams return to the next meeting with plans on <br /> how she proposes to divide the three undersized lots into two buildable lots. Then, the <br /> Board will be able to grant Variances with the dimensions of the proposed lots. <br />
