i <br /> 9. 324 In determining the total area to be used in making the <br /> above computation, not more than ten (10) per cent of any land <br /> comprising the parcel subject to seasonal or periodic flooding <br /> shall be included nor shall any area covered by tidal water, <br /> A pond, lake; stream or river be included. <br /> 9. 33 Permitted Uses - Within an open space attached single-family <br /> development only the following uses with their customary accessory <br /> uses shall be permitted. <br /> 9. 331 Single family detached structures <br /> 9. 332 Structures consisting of attached dwelling units consisting <br /> of not less than three (3) or more than eight (8) units Per <br /> structure; <br /> 9. 333 Deleted <br /> 9. 334 A community building and recreational facilities for the <br /> exclusive use of the residents of the development and their quests; <br /> 9 . 335 A bedroom shall be deemed any habitable room providing such <br /> room exceeds sixty (60) square feet in area and is other than a <br /> living room, dining room, kitchen, utility room or bathroom. <br /> 9. 336 All dwelling units shall have a ground floor with direct <br /> outside entrance from that floor. <br /> 9. 337 Minimum gross floor area of any one (1) bedroom dwelling <br /> unit shall be 900 square feet exclusive of decks, patios, ,garages, <br /> balconies and entrances. For <br /> each a h a <br /> dd' <br /> itio <br /> nal bedroom 200 square <br /> feet shall be added to the 900 square foot minimum floor area. <br /> 9. 338 Commercial Uses - For every 200 dwelling units 5, 000 square <br /> feet of retail space and 5,000 square feet of office may be <br /> developed. All such commercial buildings are subject to the same <br /> location, setback, height, and other special permit restrictions <br /> as the structures for dwelling units . .All such commercial uses � <br /> must be located together and have common landscaped parking. <br /> One parking space for every 153 square feet of commercial space <br /> must be provided. Twenty-five (2.5) additional square feet of Ii <br /> retail and office space may be developed for. each additional <br /> dwelling unit over ?.00 contained in the open spaced attached <br /> single-family development. II <br /> 9. 34 Phasing - The applicant shall submit a phasing plan for completion it <br /> of the project. Such a plan will give dates for the completion <br /> of each structure and functional area shown on the overall plan �I <br /> of development , The Planning Board shall approve the phasing <br /> of the construction of single-family units, community buildings <br /> and recreational facilities so as to render the construction of <br /> the development in an orderly .fashion and to protect the indi- <br /> vidual lot owners within the development. Building permits for <br /> construction shall be granted only in accordance with such phasing <br /> schedule.
