developed for use as a dock , marina , boat launch or <br /> other water-related facility , such as a waterfront park <br /> or picnic area not involving active recreation <br /> facilities , enclosed structures or paved areas covering . <br /> more than ten percent of such corridor area . The area of <br /> such corridor and facilities shall not count toward the <br /> required 50% open space or be credited for bonus units <br /> under section 9.4 . In addition to the minimum required <br /> open space in primary and secondary conservation areas , <br /> other undisturbed natural open space is encouraged <br /> adjacent to the required buffer areas from water and <br /> wetlands , and/or adjacent to existing or proposed <br /> conservation areas on the site or on neighboring <br /> properties where such are present , or otherwise in areas <br /> which the Planning Board determines would best serve the <br /> purposes of Section 9. 3 . All of the required open space <br /> shall be composed of large unified areas rather than <br /> small strips or lots . No open space area whose width or <br /> other horizontal dimension is less than one hundred <br /> ( 100 ) feet shall be counted toward the requirements of <br /> this subsection , except in the case of previously <br /> approved and valid subdivision lots in a primary or <br /> secondary conservation area which are proposed to be <br /> converted to preserved natural open space . <br /> 9 . 3.3.2 In addition to the required dedicated open <br /> space described in Subsection 9. 3 .3 . 1 there shall be a <br /> fifty (50 ) foot buffer strip along the perimeter of the <br /> site (except where required buffer strips from water and <br /> wetlands under Subsection 9.3 .3. 1 are present) , <br /> preferably left in its natural undisturbed state except <br /> for required access roads and except that it shall be <br /> additionally landscaped or shall be increased in width <br /> if in the opinion of the Planning Board such landscaping <br /> or additional width is necessary to protect the privacy <br /> of adjoining landowners or the aesthetic quality of <br /> important views from public ways . Said buffer may not <br /> be used for parking or active recreational activities . <br /> In addition , all wetlands as defined by M. G. L. Ch . 131 , <br /> Section 40 shall be permanently preserved under the same <br /> ownership as the majority of the minimum open space <br /> required under Subsection 9.3 .3 . 1 . All other land uses <br /> not allowed in the open space area described by <br /> Subsection 9.3 .3 . 1 shall be considered part of the <br /> developed area of the OSID. <br /> 9.3 .3 .3 Any open space required to meet the minimum <br /> provisions of Subsection 9.3. 3 shall be a surveyed and <br /> bounded area of land shown on a definitive plan recorded <br /> at the Barnstable County Registry of Deeds . Said plan <br /> shall be recorded within six months of the approval of <br /> the OSID special permit by the Planning Board , along <br /> with the covenants and restrictions required by <br /> Subsection 9.3 . 3.4 below . Any transfer of the fee title <br /> to property to the Town or a non-profit organization <br /> shall be completed within one year of the approval of <br /> the OSID special permit . <br /> 9 - 5 <br />
