9 . 3 . 2 . 2 Structures consisting of not more than eight <br /> (8 ) attached dwelling units per structure ; of which no <br /> more than ten ( 10 ) percent may have more than two (2 ) <br /> bedrooms . <br /> 9 . 3 .2 . 3 Garden apartment buildings with not less than <br /> four (4 ) or more than eight (8 ) apartment units of which <br /> no more than ten ( 10 ) percent may have more than two (2 ) <br /> bedrooms , and with no portion of the building below the <br /> first story or above the second story used for dwelling <br /> purposes . <br /> 9 . 3 .2 .4 Apartment or condominium building up to three <br /> stories or forty (40 ) feet in height with no more than <br /> twenty-four (24 ) units , of which no more than ten ( 10 ) <br /> percent may have more than two (2 ) bedrooms , with no <br /> portion of the building below the first story used for <br /> dwelling purposes . Only allowed by Special Permit from <br /> the Planning Board and only when located more than three <br /> hundred (300 ) feet from the perimeter of the OSID. " Such <br /> structures shall require approval of the Mashpee Fire <br /> Chief before a special permit may be granted . <br /> 9 . 3 . 2 .5 A community building and recreational <br /> facilities for the use of the residents of the OSID and <br /> their non-paying guests ; <br /> 9 . 3 .2 . 6 Buildings and uses ordinarily incidental to the <br /> construction , operation and maintenance of a planned <br /> residential community , such as buildings for the <br /> maintenance and administration of the OSID and for the <br /> storage- of equipment and supplies therefor , model <br /> dwellings , offices for the sale or rental of dwelling <br /> units within the OSID, and buildings and facilities for <br /> providing to the OSID sewage collection , treatment and <br /> disposal , potable and other water , temporary trash <br /> storage ( in structures less than 200 square feet in <br /> floor area ) and other utilities , and for the operation <br /> and maintenance thereof , but not including restaurants , <br /> golf course clubhouses , real estate offices and the like <br /> except under the provisions of Subsection 9 .3 .2 . 7 below. <br /> No sewage treatment or disposal facility or trash <br /> storage structure may be located less than three hundred <br /> ( 300 ) feet from developed or developable residentially <br /> zoned property outside the OSID. <br /> 9 . 3 . 2 . 7 Where an OSID includes more than two hundred <br /> (200 ). residential units and contains a total area of <br /> more than 100 acres , the Planning Board , as part of the <br /> OS.ID Special Permit , may allow commercial uses permitted <br /> in the C-2 district to be constructed within the OSID if <br /> it finds that such uses are appropriate within the OSID, <br /> will serve only residents of the ' OSID and guests staying <br /> 9 - 3 <br />
