In no case shall setbacks be less than twenty five <br /> (25 ) feet from the right-of-way or easement line of <br /> any street except where greater set-backs are <br /> required by other provisions of this section . <br /> 9 . 3 .5 .4 All development within an OSID shall <br /> conform with the parking requirements of Section 8. <br /> 9 . 3 .5 .5 Access to the OSID shall only be directly <br /> from a street listed in Subsection 9 . 3 . 1 or from a <br /> road which (a ) intersects such arterial street <br /> within two thousand (2000 ) feet of the entrance <br /> onto it from the OSID, (b ) is reconstructed by the <br /> developer to a standard , including sidewalks , <br /> bikeways and signalization where required by the <br /> Planning Board , which is sufficient to carry the <br /> traffic from the OSID plus all other traffic <br /> projected to use such road at the time of the <br /> completion of the OSID, except that the Planning <br /> Board may allow for a pro rata sharing of such <br /> reconstruction costs with other major developments <br /> requiring special permits which will generate more <br /> than two hundred (200 ) trips per day on the road in <br /> question , and (c ) does not provide direct driveway <br /> access to any single-family residence or school on <br /> that portion between the OSID access and the street <br /> listed in Subsection 9 . 3 . 1 at the time of filing of <br /> the OSID special permit application . <br /> 9 . 3 . 5 . 6 Streets and drives within the OSID shall <br /> be constructed in accordance with the standards <br /> adopted by the Planning Board for subdivision <br /> streets except that : <br /> (a ) Streets serving up to five residential units <br /> or carrying fewer than fifty (50 ) vehicles per <br /> day may be built to reduced standards of <br /> paving and right-of-way upon approval of the <br /> Planning Board , but in no case shall they <br /> provide a paved width of less than 16 feet for <br /> two-way traffic . <br /> (b ) Streets which will carry more than two hundred <br /> (200 ) vehicles per day (average annual daily <br /> traffic ) shall be constructed in conformance <br /> with item (c ) below . Projected traffic shall <br /> be based on a factor of 9 .5 trips per day for <br /> single-family residences , 7 . 2 trips per day <br /> for townhouses and condominiums , 6 . 7 trips per <br /> day for apartments and 4 .5 trips per day for <br /> age-restricted retirement communities and on <br /> the best available information for other uses . <br /> 9 - 12 <br />
