(f ) Any other items the Board deems necessary to <br /> ensure an adequate legal public record of its <br /> findings and decision . <br /> Within fourteen ( 14) days of the Board ' s decision <br /> regarding a special permit for an OSID, or any <br /> extension , modification or renewal thereof , the <br /> Planning Board shall issue to the owner , and to the <br /> applicant if other than the owner, a copy of its <br /> decision certified by the Board and in conformance <br /> with the requirements of Chapter 40A, Section 11 of <br /> the General Laws . A copy of the decision and , if <br /> favorable , all the items listed above shall also be <br /> filed with the Town Clerk and in the Planning Board <br /> files . Said permit shall not take effect until a <br /> copy of the decision bearing the certification of <br /> the Town Clerk that twenty (20) days have elapsed <br /> after the decision has been filed , or that if such <br /> appeal has been filed , that it has been dismissed <br /> or denied , is recorded in the Barnstable County <br /> Registry of Deeds and indexed in the grantor index <br /> under the name of the owner of record or is <br /> recorded and noted on the owner ' s certificate of <br /> title . <br /> 9. 3 . 7 .7 Subdivision within the OSID - Upon <br /> approval of an OSID special permit , definitive <br /> subdivision plans shall be submitted to the <br /> Planning Board in conformance with the phasing <br /> schedule of the special permit and with the normal <br /> subdivision regulations of the Town . No <br /> preliminary plans shall be required for <br /> subdivisions within an approved OSID which conform <br /> with the requirements and conditions of the OSID <br /> Special Permit . The definitive plan for the <br /> required open space area noted by Su=bsection <br /> 9 . 3 . 3 . 3 shall be filed with the Board no later than <br /> thirty ( 30 ) days from the date of approval of the <br /> OSID special permit . <br /> 9 . 3 . 7 .8 Construction and Development Within the <br /> OSID - The construction of buildings or signs <br /> within the OSID as well as the construction of any <br /> other facility or structure requiring significant <br /> disturbance of natural topography or vegetation , <br /> other than detached single-family residences shall <br /> require review and approval by the Design Review <br /> Committee and concurrence by the Planning Board <br /> prior to the issuance of any building permit , <br /> special permit or other permit required by this <br /> By-Law prior to such construction .
