Umina, Quashnet Valley Country Club________._ <br />Petitioner: John R. Umina <br />Hearing: 067. /a, ff73 <br />Place: Mashpee 'Town Hall <br />Time:8 PM <br />Appeals Board:Lawrence, Keliinui, O'Connell <br />FACTS <br />The petitioner requested the granting of a Special Permit for the construction of a <br />Multi -Family Development to be ]mown as Quashnet Valley Country Club, and herein called <br />the project. <br />Location: 345.2 Acres. * mile north of the Pine 'Tree Rotary, and west of Tdaquoit Road, <br />and being divided into three parcels by Lowell Road, Old Falmouth Road. and <br />Barnstable Road. <br />Project Size: 715 Multi- Family Units <br />178 Single Family Dwellings <br />All plans for the project have been submitted to the Planning Board and have been found <br />to meet all of the requirements of Section 9.3 of the zoning code. A letter from the <br />Planning Board is attached hereto, and is shown as attachment "A". <br />The Project Proposal is attached and shown as attachment "B". <br />DECISION <br />The Appeals Board finds that the petitioner has met all of the requirements for a <br />multi -family development in the Town of Mashpee according to the Zoning By -Law of the <br />Town of Mashpee approved at a Special Town Meeting on August 4, 1971 and ammended Jan- <br />uary 31, 1973. <br />The Board finds that the project is the highest and best use of the land and shall not <br />have a substantially detrimental effect on adjoining property. The Board feels that a <br />development such as this is superior to a conventional plan because of the large <br />amount of land preserved as "open space". In this case the project will have 169.8 <br />acres or 49h of the total land area reserved for recreational and open space use. <br />The Town, through its Planning Board, Appeals Board, Conservation Commission, and <br />Building Inspector, has far greater powers to control the orderly development of <br />acreage with developments such as this project as opposed to conventional sub- <br />divisions. <br />Also the Board finds that the Town will feel a far lesser economic impact, especially <br />in our school system, with a project such as thrsewhed Eompared to the possibility <br />of 345 acres developed as three and four bedroom tract type dwellings. <br />c <br />FORM 1095 HOBBS B W4RREN.
