Macdonald <br />The Board finds: <br />1. The area in which the petitioner asks to extend his non -conforming use is presently <br />zoned R-2 Resedential. It is the finding of the Board that to allow the extension <br />of the non -conforming use into a resedential area would constitute a change of zoning <br />of the area. Zoning changes by ammendment are governed by Section 13 of the Zoning <br />By -Laws of the Town of Mashpee, 1971, and require the insertion of an article in <br />the Town Meeting Warrant. <br />2. Mashpee Zoning By-laws dating from the early 60's have prohibited the use or <br />extablishment of trailers and trailer parks. The residents of the Town of Mashpee <br />have reaffirmed their desire to prevent the establishment of trailer or camping <br />facilities by voting against a proposal to allow camping facilities in the Santuit <br />Pond Area in 1970, and again by overwhelmingly accepting the current zoning laws of <br />1971, which clearly out -law the establishment of such facilities. The Board finds <br />that the issuance of a Special Permit to allow the extension of Otis Trailer Village <br />would not be in the best interests of the community. <br />3. The land on which the non -conforming use was to be extended was purchased by the <br />petitioner during the summer of 1971. Zoning laws of the town have since 1967 <br />prohibited the establishment of trailer and camping facilities. The Board feels <br />that the petitioner was aware of the zoning laws of the town, concerning trailers', and <br />camping, and therefore purchased the property with these facts within his knowledge. <br />4.
