Pederson for a variance to construct a storage building <br />on Lot #4 Seconsett involves two variances from the zoning by-laws. The petition <br />asks for a variance of 13 feet from the front yard depth requirements, and 10 feet <br />from side line requirement. <br />The proposed storage garage is situated on a lot of approximately one acre., more or <br />less, and containing some marshland. The proposed building, as per plan, has a <br />12 foot set back from the front line and a 5 foot set back from the side line. <br />The Board feels that the size of the lot would allow the building to be moved at <br />least 13 feet from its proposed location to allow a set back of 25 feet from the <br />front line, and be moved an additional 10 feet from its proposed location to allow <br />a 15 foot set back from the side line. <br />The Board herein denies the requested variance and makes the following recommenda- <br />tion: <br />Section 7, Part 1 of the by-laws of 1971 states: <br />If more than one building (other than a one, two, or three car garage, a tool shed, <br />a greenhouse, or a cabana) may lawfully be placed on any lot in a single or common <br />ownership, the distance between the nearest parts of such buildings shall be not <br />less than 20 feet." ' <br />The Board finds that the proposed building be moved until it conforms to the front <br />yard depth and side line requirements, and in doing so will be no more than 20 feet <br />from the existing structure (the home). Therefore the proposed storage garage will <br />be governed by Section 7 Part 1 of the zoning by-laws ai <br />action by this Board. <br />Vote = Unanimous <br />FORM 1095 HOBBS B WARREN. INr. <br />
