extended or enlarged in any manner except as permitted <br /> by the Board of Appeals and such permission shall be <br /> based upon the same conditions as set forth in Section <br /> 6. 2 of this By-Law and further provided the Board finds <br /> there is adequate land area to provide sufficient <br /> parking and setbacks ,as may be required, and further <br /> provided that the Board finds that such change, <br /> intensification, extension or enlargement shall not <br /> be substantially more detrimental than the existing <br /> non-conforming use to the neighborhood. " <br /> Section 6. 2 of the By-Law provides for the grant of a special <br /> permit as provided in Section 9, or if Section 9 is not <br /> applicable, "then such permit shall be granted if deemed by <br /> the Board of Appeals in the best interest of the community. " <br /> Section 9, dealing with motels, open space multi-family <br /> development and cluster development, is not applicable. <br /> Therefore, the applicable standards for considering this <br /> special permit are : (a) those set forth in Section 5 . 1 of <br /> the By-Law, which in the last sentence thereof has also <br /> incorporated the applicable standard in MGL New Chapter 40A, <br /> Section 6; and (b) the aforementioned standard in Section 6. 2 <br /> of the By-Law. <br /> A. SUFFICIENCY OF PARKING . With respect to <br /> sufficiency of parking, the facility, as expanded, will have <br /> approximately 3,600 square feet of office space and 49,200 <br /> square feet of manufacturing space. Section 8 of the By-Law <br /> requires one space for each 200 square feet of gross floor area <br /> Of office space and one space for each 900 square feet of gross <br /> floor area of .industrial space, or an aggregate requirement in <br /> this case of 73 spaces. The plan shows existing and new parking <br /> spaces well in excess of the required number. <br /> -3- <br />
