ceived the recommendation and approval of this <br /> Mashpee Zoning Board of Appeals, based upon the <br /> design recommendations of the Design Review Comm- <br /> ittee. <br /> 2. No more than 100 dwelling units will be built on <br /> the site. Each phase approval incorporating dwelling <br /> units will specify a permitted number of dwelling <br /> units per phase. No Building Permits will be issued <br /> for dwelling units until the Applicant has received <br /> approval from the Zoning Board of Appeals for the <br /> phase in question. <br /> 3. Applicant shall widen entrances to the site from <br /> Route 28 in accordance with requirements estab- <br /> lished by the Massachusetts Department of Public <br /> Works. <br /> 4. Subject to the granting of a curb cut permit from <br /> the Massachusetts Department of Public Works, <br /> Applicant shall relocate the Southerly Entrance <br /> to the site from Station 86 on Route 28 to Station <br /> 87 and 21 on Route 28. <br /> S. The general location of the buildings and other <br /> improvements shown on the Master Plan for Mashpee <br /> Commons shall not be changed without the consent <br /> of the Mashpee Zoning Board of Appeals. <br /> 6 . Applicant shall complete Phase I landscaping as <br /> approved b the Design Review Committee within <br /> twelve (12� months after completion of Phase I <br /> buildings and shall, prior to commencement of <br /> Phase I construction, post a landscaping comple- <br /> tion Bond with the Building Department of Mashpee <br /> in the amount of $110,000.00. Completion of sub- <br /> sequent Landscaping shall be subject to the re- <br /> quirements of the Design Review Committee and <br /> approval of the Mashpee Zoning Board of Appeals. <br /> Upgrading of the existing facility will be com- <br /> pleted and approved by the Mashpee Zoning Board <br /> of Appeals prior to commencement of Phase IV <br /> work. All subsequent phases will be individually <br /> bonded in an amount to be determined by the <br /> Mashpee Zoning Board of Appeals, said amounts to <br /> reflect the proposed work which will have been <br /> approved by the Mashpee Zoning Board of Appeals. <br /> 7. Wherever the word Applicant is used in this Deci- <br /> sion, it is intended to include successors in <br /> title or interest to the real property or any <br /> part thereof which is the subject matter of this <br /> Special Permit. <br /> 8. All perimeter and entry signage will be submitted <br /> for review to the Design Review Committee and will <br /> be subject to approval of the Mashpee Zoning Board <br /> of Appeals. Sign convenants governing interior <br /> signage for Mashpee Commons will be subject to <br /> approval of the Mashpee Zoning Board of Appeals. <br />
