This Special Permit shall be granted in conformity with the <br /> plans presented and shall be referenced as Pine Tree Place <br /> Office Building, accepted by the Board of Appeals on February <br /> 2, 1987 and the use of such is limited to office space and a <br /> branch bank facility incorporating no more then two drive-in <br /> lanes. <br /> 2. The access be constructed in conformity with said plans and <br /> the recommendations of the State Department of Public Works. <br /> 3. The signage be in conformity as represented in said plans <br /> with no subsequent attached signage be permitted without fur- <br /> ther review of the Board of Appeals. <br /> 4. Signage for the 'Branch Bank facility will be reviewed by the <br /> Board upon application of subsequent bank tenant. <br /> 5. The Board will require a landscaping bond be posted to insure <br /> completion of the proposed landscaping as indicated by plan <br /> in the amount no less then $35,000.00. Upon satisfactory <br /> review of the outside screening by the Board of Appeals said <br /> landscaping bond shall be released. <br /> 6. This Special Permit is limited to use as defined in the Mashpee <br /> Zoning By-Laws, section 6.3, subsections D-1, D-2 and F-6. <br /> 7. Any architectural modification would be considered a major <br /> modification and shall be subject to review by the Mashpee <br /> Board of Appeals <br /> The Board found the major impact for the access not to require a <br /> Variance due to the modification of a non-conforming use and found this <br /> request would not be detrimental m the neighborhood or derogate from <br /> the intent of the zoning by-laws. <br />
