Board of Appeals Pamela E. Terry SP-90-23 2.
The Board of Appeals, after carefully considering all of the facts
and evidence submitted at the hearing, made the following findings:
1. the Board considered the parking facilities inadequate and
considered that a minimum of four spaces per hole would be
required as stated in the By-laws for bowling alley
requirements. The Board found this to be an appropriate
analagous use.
2. the proposed use would significantly increase traffic on
Route 28, already considered a road requiring critical
planning. The applicant advised an estimated 300-trip
generation per day.
3. the plan failed. to show any public rest room facilities as
required by the building code.
4. the submitted plan fails to comply with required front and
side set-back requirements.
5. the plan fails to show existing trees and a planting schedule
showing the location, size and caliper of shrubs and trees.
6. the proposed use exceeds the allowed lot coverage.
7. the submitted plan of the miniature golf course was not
prepared and signed by a certified engineer or surveyor
as required by the Board of Appeals.
The Board did not find that desirable relief could be granted without
detriment to the public good.
Upon motion duly made and seconded the Board of Appeals voted
unanimously on March 28, 1990 to deny the application without prejudice.
