The proposed use will not have a significant adverse impact on <br /> wildlife habitat, estuarine systems, traffic flow, traffic <br /> safety, waterways, fisheries, public lands or neighboring <br /> properties. The Project was included in an Environmental Impact <br /> Report under the Massachusetts Environmental Protection Act. <br /> The Report included studies on traffic impacts and mitigations. <br /> 4. The proposed use will not cause excessive levels of noise, <br /> vibration, electircal disturbances, radioactivity or glare. <br /> 5. The proposed use will not destroy or disrupt any species found <br /> as rare, endangered or threatened by the Massachusetts National <br /> Heritage Program or any known historic or archaeological site. <br /> 6. The proposed use will not produce amounts of trash, refuse or <br /> debris in excess of the Town landfill and waste disposal facilities. <br /> Sewage disposal will be carried out on site, in accordance with <br /> the provisions of 314 CMR 5.00 et seq. Trash, refuse and debris <br /> removal will be handled by contract. <br /> 7. The proposed development will properly dispose of stumps, <br /> construction debris, hazardous material and other waste. <br /> 8. The proposed use will provide adequate off-street parking. <br /> The Project is designed to meet the requirements of the By-laws <br /> for off-street parking. <br /> 9. The proposed use will not cause excessive erosion or cause <br /> increased run-off onto neighboring properties or into any <br /> natural river, stream, pond or water body. . <br /> i <br /> 10. The proposed use will not otherwise be detrimental to the Town <br /> or the area. <br /> 11. The Project will have minimal impact on the environment and on <br /> the Town's infrastructure and the design will be consistent with <br /> the surrounding architecture. <br /> 12. The proposed uses will not adversely affect public health or <br /> safety. <br /> 13. The proposed use will be consistentwith applicable state and <br /> Town regulations, statutes, by-laws and plans. <br /> 14. The Project will be in harmony with the general purpose and <br /> intent of the Zoning By-laws and complies with the provisions <br /> thereof. <br />
